The Anthem Country Club real estate market picked up a bit in June. The total number of homes sold in the Country Club increased a little from May, and was up 21% year over year. The average sale price increased in June, and was up year over year by 2%. The price per square foot increased a modest 3% year over year. The days on market remained about the same versus May and was up 8% year over year. The burn rate, (or homes under contract versus homes on the market) is now 3.69 month’s supply, edging back toward a buyer's market. Again, the 12 month moving average increased nicely year over year (+4%). There are now 70homes on the market in the Club, up 1% from May.
The decrease in the price per square foot coupled with the rise in the average sale price during the month of June gives us a glimmer of hope that the larger homes are starting to sell the Anthem Country Club real estate market. Needless to say, there are still a number of Rochester models on the market these days for lengthy periods of time. Tune in here to see if this trends holds for the future.

Highest Sold: $760,000
Lowest Sold: $196,000
