Sacramento June Housing Report Astounds Experts

June has been a wild month in Sacramento real estate. For starters, my team and I finished in the top 3 agents at Lyon Real Estate, and I was so busy I didn't even realize how many sales had closed. I'm not one of those agents who counts how many listings she has or how many sales have closed, I just diligently work my inventory by focusing on my clients. So that news was a surprise to me.

 

But more astounding for many real estate experts in Sacramento is the movement of that median price point in Sacramento. We are almost back to 2006 stats. Look at those for sale (1958) versus numbers pending (1918)! The new listing inventory cannot satisfy the insatiable demand.

 

I am also witnessing home buyers moving into adjoining neighborhoods because the pricer areas are becoming too expensive. This activity will raise prices and activity across the board.  The takeaway from this is buy a home now before you can no longer afford to.

It has boggled my mind that we have gone at least two years where demand has been greater than supply.  I'm surprised that building hasn't kept up!

Myrl Jeffcoat June hit the sweet mark. For the past 3 months, my sellers have enjoyed multiple offers, over market value closings, free long-term rentbacks, things that were unlikely earlier in the year. But that June median price is out of the ballpark.

Michael Jacobs It simply means buyers will look for a home to buy in outlying areas. They are getting inched out of the urban core of Sacramento.

Apparently that seminar told those flippers everything they needed to know EXCEPT the current market conditions in Sacramento are going to make it impossible for them to buy at a discount.
