A Pilot for Patricia? What a stager can do for BUYERS.

Hello Stagers!

I'm a Realtor and a big fan not only of staging, but of Patricia, my stager.

We use staging to help BUYERS see the value in places that need fixing up. Since buyers don't fully understand how a stager (or interior designer) can help them, we made a little video. Our own little reality show.

Sorry it was very low budget. Over an hour of time was compressed into 10 minutes. Also the editing was low budget and done in 2 hours.

I plan on reshooting it with my super wide angle v570 so there will be less shakiness and more of the house to see.

So Patricia is mortified. But does anybody like how they look in video?

Is this the same Patricia who upgraded Carol Casto's condo before it went on the market?  All I can say is she's on point!  The value she provided in terms was amazing.  This condo was in its original state and she upgrades the flooring, the kitchen, paint, etc., removed clutter and by the time she was done it looked amazing.  I worked with the buyer and he's very happy with it too.  Patricia took a nominal sum and took it a long way.  I strongly recommend her to anyone in the DC area in need of a stager.

Frank- I think Patricia is Fabulous!!!  You are so lucky to have her.  I don't think that many Realtors would think to hire a stager to consult with potential buyers.  It is a great idea. 

OK you know what I need.  I need a Frank. ;)

What a great idea... and what a great Realtor you are!  I also enjoyed getting a peek at a personality behind a face!  I agree with Maureen... I need a Frank!  Know any agents in Richmond?

Hi Frank,

I want to thank you for this post. I read it this morning and have already started using it as part of my marketing strategy!

My business is still relatively new so I am actively marketing myself to Realtors. Today I spoke with a Realtor that I know peripherally from my previous career. She said she doesn't really have any properties right now that she feels need staging so I threw in, "My services can also be used with buyers to help them visualize a property's full potential." She said she had never thought of using a stager that way and would like to speak with me some more about it.

So, I made an appointment with her for next week and then realized I have NO IDEA how this works from the business end. Please tell me a little bit more about your business arrangement with Patricia. Is this a service she provides complimentary? Does the Buyer pay? Do you pay? How far along are your buyers when you bring her in? Etc, etc. I'd be happy to take this conversation off-line if you'd prefer...
