How do you handle the Caste System in Real Estate in Beverly Hills, CA., 90210…?
Periodically, this question comes up from various sources, beginners in the real estate business. As well as friends and acquaintances, who know I have been a Beverly Hills Realtor for over 20+ years. When I get this question, I just smile and ask question: are you referring to the clients or the other agents?
Not wanting to digress, most people would like to deny that we have a “Caste System” in the United States as well as in Beverly Hills. We willingly admit that there is a caste system all over the world.
Just as a background: The caste system has been around since the beginning of time. Most people think of “India” when it comes to the caste system. The reality is most people are born into a position based on their family’s standing in society.
Most of us have heard the saying “The United States is the land of opportunity”, we pride ourselves that we do not have a caste system.
The reality is that this statement is true for the United States. After all, there are many examples of politicians who came from nowhere, no wealth, no connections they achieved their dreams and goals by being focused and did whatever it took to get there.
There are many successful business leaders as well. The Captains of Industry, who started out with nothing but a dream. They achieved what their dreams and goals were and in the process, became Billionaires. Just as an example, when I lived in Boston, MA, I knew a head of an insurance company who legally immigrated to this country and started out as a driver to the President of the Company. Fast forward to many years later he became the head of the company.
So where am I going with this? We have clients who are in the top one percent of the Globe’s Wealth, then we have those who are in the top five percent and those who are in the top ten percent. Many of them come to Beverly Hills and want to establish a foothold in Beverly Hills. They need to step into the market just like everyone else. The key difference is the amount they are willing to spend to achieve their dream of owning a luxury or ultra-luxury home in Beverly Hills, CA.
We need to identify their goals and then find the property that fits their wants and desires based on their status. How do we do that? The same way as we qualify the middle class and upper middle-class buyers. Asking them in-depth questions of what they want to purchase. If we listen they will tell us.
We need to treat them the same way as we treat all our clients, in other words like they are the only ones. We need to respond to their emails, their texts and their calls as if they were the only clients i.e.: with speed and efficiency. We need to give them the same good advice we give all our other clients.
I consider myself lucky that my clients understand the value I bring to the table, i.e.: my client service and expertise. They also appreciate my response time and are aware that they are not the only clients I have, I just treat them like they were the only ones.
How did I learn this? Through many years of working in the local market, training and possessing self-discipline and an understanding the socioeconomic structure of the Globe.
