A Look At Mid-Year 2017 Market Activity
This is a real estate market activity report for the Brigden Ranch neighborhood in Northeast Pasadena zip code 91104. In this report I will share sales information for the first six months of 2017 along with a comparison of closed transactions in the same time period for the previous three years. In addition I am including a recap of homes on the market for sale as well as those in escrow. The statistical information has been gathered from our local multiple listing service(mls) and may not reflect all transactions in the neighborhood.
The boundaries I am using for this report extend beyond the traditional borders, are Galbreth Road on the north including the cul-de-sac streets of Eastlyn and Westlyn Place, Casa Grande Street on the south along with Allen Avenue(west) and Altadena Drive(east). The majority of the homes are within the city limits of Pasadena although there is a portion that is a part of unincorporated Los Angeles County with a Pasadena mailing address.
The neighborhood website shows 600 properties in the neighborhood so the number will be slightly higher using my parameters. Part of the area is within the city limits of Pasadena while another is included as unincorporated Los Angeles County with a Pasadena address.
The Brigden Ranch neighborhood consists of a variety of architectural styles with influences from Spanish/Mediterranean, English, Bungalow and Ranch on tree-lined streets. They were generally built beginning in the 1920s to the 1970s although there has been some limited newer construction in recent years. The condition and size of homes in the neighborhood can vary greatly.
The neighborhood is convenient to shopping, dining, cultural, entertainment and recreation venues. It also offers easy access to the Foothill(210)Freeway and Gold Line light rails stations at Allen Avenue and Sierra Madre Villa.
There were ten closed sales in the first six months of 2017 according to mls records. These sales ranged from $655,000 to $1,700,000 with an average sales price of $923,400(median sales price $882,000). They sold at 102.95% of last list price(one sold for $201,000 more than its list price) and for $530.99 per square foot on average.
Currently, there is just one home for sale in Brigden Ranch, it is a renovated four bedroom/four bath home with approximately 3027 square feet which is now priced at $1,795,000. There are four more properties in escrow.
From January through June, 2016 there were eight sales reported ranging from $738,000 to $1,060,000. The average price was $919,625(median $915,000) for the period. All but one property sold in excess of last list price for an average 105.18% and an average price per square foot of $466.06.
In the first six months of 2015, there were twelve Brigden Ranch homes reported sold. These transactions ranged from $676,000 to $1,027,000 with an average of $807,292 (median $735,000). They sold at an average 103.24% of last list price and for an average $464.87 per square foot.
For the same period in 2014, there were also twelve sales reported ranging from $595,000 to $875,000. The average was $781,183 (median $750,000). They sold at an average 104.87% of list price and for $476.33 per square foot.
As is true in many Pasadena neighborhoods, it should be noted that home sizes can vary in Brigden Ranch. In addition, there are other nuances that have an impact on value including condition, updates(or lack thereof), emotional appeal, timing and other factors.
