Does loyalty exist?

I have been in real estate for almost 10 years and lately have felt jilted by customers who just want t use agents and don't seem to have any loyalty to sales people.  Obviously they have never been in sales.  I just wonder if there is anyway to prevent this or avoid it.

Do you keep in contact with past customers on a regular basis (quarterly and holidays at least)?

You need to keep your name in front of them.  I send out birthday cards and holiday cards and then we do a quarterly flyer, mailer, or post card.  Some of the Real Estate Agents I know send out something monthly.  You want to be "top of mind" for your customers.  So when anything real estate related comes up you are the first person they think of. 

The other half is building a raport with your customers.  Do you keep notes on them in your database and then check in with them individually?  If some one mentions a vacation they have planned, or that they are thinking of buying a car, starting a family, etc. ask about it and make notes of it.  I just talked to a past customer a couple weeks ago because when they bought the house, the wife was pregnant and her due date was the end of January.  I e-mailed to check in, called to talk about the new baby, then sent a card.  I have no doubt when it is time to refinance or buy another home they will call me first.

Good question because I've been in the business about 1 1/2 years and struggle with this a lot.  I do believe people are out to use us, if they can.  Brian gave a great answer which I plan on continuing and doing as I grow my business.  I will keep checking to see what anwers you receive because I am interested in seeing what others are doing.

Thanks Cynthia.  I just got off the phone with 2 of my past clients.  I have to be better about keeping birthdays and important personal data.  It's just discouraging when people call cold to see houses-they want now- you set them up and then they never call you back!!! What a waste of everyone's time including their own.
