The question was posed that "Why is there a need for mega companies to take over and change the real estate industry?" I keep hearing "what are they trying to fix?" and "How can they do it better?" but the reason may simply be to make more money. You really think they care about Mr and Mrs small town seller, selling their life long home?

 

Here is my look at it. These giant Internet companies explore business opportunities in every aspect of our lives's. The thought is there is a way to do everything quicker and cheaper. Look at grocery shopping and meal prep wars this week.

 

The HOWEVER is that when it comes to Real Estate, you can create short cuts. You can create apps. You can offer huge discounts. But they are missing the key to what consumers WANT... That is service. Yes consumers want to save money. BUT they also want less stress. Sellers want a higher sales price and a quicker sale. Buyers want to find their dream home and make the buying process less stress full.

 

The Internet has replaced the newspaper to look for homes that are for sale. On the SELLING SIDE, the Internet can not replace going to the house. measuring rooms, assessing upgrades, condition and repair. Obtaining a real life value based on similar sold homes in similar areas. All I have to remind you how well Zestimates are at being 100% correct when giving someone a value on their home.

 

One of the most important things I tell people is some times the easy part is finding a buyer. The hard part is getting the sale to close. There are variables such as the home inspection, negotiating repairs, the buyers mortgage process has to be watched by the selling side, the appraisal and every step in between.

 

On the BUYING SIDE, the Internet has made finding a home for sale easier, but it can not take the place of getting you into these homes. Can not replace assessing what that home is worth to make a good offer that has a chance to get accepted while not over paying. Buyers like someone to stand by them through each step of the buying process. I will remind you how well Internet pre qualifications work and what they are worth...

 

Working with trusted local lenders to get a pre approval that is real and will stand the test of an under writer. To be there for inspections, the appraisal and each time an under writer asks for something new as well as what you gave them 2 weeks ago.

 

The Internet can not replace service. There will be consumers that want to save money at all costs. They are doing that now and those are not the consumers that hire an agent based on a good referral for great service to people they know. But the number of consumers that do, far out pace those looking for stripped down service. 

 

 

Will an Internet company let your Mom and Aunt Betty into the home, three times to measure for curtains and plan where your furniture will go? Yes you may chuckle but this is real life, real feelings, real emotion, life savings, dream homes, families, divorce and illness. Real things taken care of by real people will survive and prosper for those agents who offer the best service consumers want and need.

 

 

Support your locally owned and operated businesses that support your community from schools, churches, youth sports, dance, ice skating, cheer, arts and music.

 

 

The hard fact is this Buyer may have lost this home because they chose a buyer agent who gave them bad advice. The seller was thank full i went over this scenario when i listed the home. They were not at all shocked when it came true. The lesson is that this is why a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other. and for some, a seat next to me for an hour in the future watching the sun and surf. It is the best way to boost energy and produce more.

Good reblog Tony and Suzanne Marriott, Associate Brokers .  The problem is people see the tangible $$$ expense as identified on the closing statement.  They don't see the intangible expense of poor quality service from someone who doesn't protect their best long term interest.
