Q2 2017 Market Report for the 92008 Area of Carlsbad

Detached Single Family Homes

 

The first 6 months 2017 in the 92008 area of Carlsbad has been a busy housing market, with some shifts from the time frame in 2016 (here's a link to the Q2 market report for 92010).  For purposes of this market report we will look at the activity for single family detached homes during the 2nd quarter, April through June.

 

The Terramar Area of Carlsbad

The Carlsbad 92008 area includes Carlsbad Village, Telescope Point, Olde Carlsbad and The Barrio (Carlsbad’s first neighborhoods), beach-front areas south along Carlsbad Boulevard to the oceanfront neighborhood of Terramar, the lagoon-front neighborhood of Bay Cove, several condo communities and residential neighborhoods close to the Agua Hedionda Lagoon, and more, with a mix of attached (condos, town homes, twin homes) and detached single family homes.

 

SINGLE FAMILY DETACHED HOME SALES

66 single family detached homes sold, 35% more than the same period in 2016

 

The average sales price was $1,254,443, up 25% from 2016

 

Prices ranged from $610,000 to $5,180,333

 

Marketing time averaged 39 days, compared to 36 in 2016

 

Homes sold for 96% of asking price on average, but with 36% of the properties selling at list price or above. 1 out of 5 home sales was a cash transaction.

CURRENT LISTINGS AND PENDINGS (as of July 21)

There are 44 single family detached homes for sale, ranging in price from $649,000 (for a 1027 SF home on the market since 11/22/16) to $10,000,000 for an 4897 SF oceanfront home in Terramar

 

Average list price is $1,710,356 (with 5 homes listed at over $3M and fewer than 50% priced under $1M)

 

Active listings have been on the market an average of 65 days.

 

26 homes are pending, priced from $599,000 to $1,850,000

 

Average marketing time was 23 days for the pendings

 

At the current rate of sales, there is only 2 months of available inventory, which represents a strong seller’s market in the 92008 area of Carlsbad.

Wonderful photos, Jeff, and great market report on Carlsbad. Although, looking at the picture of the home in Terramar, how much of a problem are landslides in that neighborhood? Some of those homes appear perilously perched.

Good question about our coastal homes. I've not heard of any issues with those houses, many of which have sewalls in place, but two homeowners spent a ton of money (I think it was around $750K), and were able to get quick approval for a massive seawall (SEE BELOW) which caused all sorts of legal controversy around the approval process, justification for the wall, etc...but ultimately allowed by the CA Coastal Commission. But right down the bluff to the south there have been several collapses recently, but no housing there. It's simply a potential issue anywhere along our bluffs.
