And it is a debacle.  Do you have an opinion about who is going to help fix this depressed Real Estate market.  Many of my customer's are inquiring about my opinion.  I stay neutral...I really am not totally sure myself.

In this horrific time, when so many people are in foreclosure's...meaning their credit is ruined for the next 10 years...HOW DO YOU ANSWER?

How do you try to explain that this is a great time to buy...at least if you can do the new FHA program...If you have a decent credit score.

WHAT ARE YOU ALL TELLING YOUR CUSTOMERS? Does Hillary need to go?  I think so...but is Obama the answer? I don't know.  To be honest, I don't like the fact that Hillary lied about lot's of issues. Geeze, then again Obama's pastor...well that's a religious issue that I don't care to discuss, and it has nothing to do about government. McCain on the other hand has experience with war, but not the Economy...

WHO WILL SERVE US AS REAL ESTATE AGENT'S THE BEST?

Who is going to reset the Economy so that everyone does well?  I only hope that the Economy in total is revised.  I mean, this is the USA.  Is there hope at the end of this mess?  Is there one candidate that you can trust?  and WHO?

So sorry, I do not like a liar and when Hillary lies...my skin craws... Obama will not ask her to be his VP...ever.

So, WHO IS GOING TO BE THE ONE TO STRAIGHTEN OUT THE ECONOMY AND THE MARKET TO HELP US AS REALTORS(R)?  WHO?

Okay out of default I think I am going to go with Obama. I have been republican but something needs to change this is not working. I would like to get out of Iraq and rebuild America instead of Iraq. I would also like to see some leadership in solving this fuel problem.  I hope they can address the real issues, housing, gas, food, jobs, war and get it right. I don't know really if any of these guys have what it takes.

Me too, We need to start helping America instead of sending money elsewhere. I mean, why isn't anyone doing anything to help the gas issue?  Can you imagine being a minimum wage earner?  And taking the bus...even that isn't even fair in the US...They are already working 2 jobs...How can they support their families.  It's terrible.

It will only be fixed when they get a fully rounded professional staff to give the REAL DEAL on what is going on in this country in terms of mortgage financing and what should and should not be done, sometimes the Congress does not utilize the knowledge directly from professionals dealing with the crisis on a day to day basis.....did I say sometimes? most if not all of the time.

Great point you made, and thank you for your post!  If only Congress would utilize the professionals...then again...5% of the Realtor's(R) are doing most of the work..so they have to be carefull about who they choose.  I think Lenn Harley would be a good choice!

Truth of the matter is that none of these folks will fix the problem, because only Congress can initiate legislation and only the House can initiate bills that involve spending money.  The Republican dominated congress did nothing.  Now the Democrat dominated congress is doing the same.  They are too busy holding hearings on has-been ball players.

I know that you don't mean that, but if more people focused on fixing their own own problems, we would have less dependecy on the gov't to come to our rescue.

Karen:  There really isn't, in my opinion, anyone who can "fix" this.  It needs to run it's course.  Interest rates will rise, people will start saving money, and only spending what they HAVE, and eventually, when rates come back down, housing prices will go up.  The economy is it's own animal and the more you try to regulate or fix problems, the worse it can get.  Consider it a virus. Just let it run it's course.

We as active RE Agents can only do so much, the media is scaring the buyers, when in fact, they should encourage buying.  I don't think the government should primarily FIX the current issue, then again, what happened in 2005 ballooned to this mess. Thank you, by the way for your important opinion!

Karen- None of them can nor should we want them to. This is a republic and in a republic the President is not a dictator and he has much less power than people give him credit for. It is the Congress and the Senate that have the power along with all those who line their pockets, self interest groups.

This is a free market, there are ups and downs in this market. Most of the people in our areas are those who chose to make their own decisions. Don't get me wrong, I help a lot of people who do have hardships get short sales. But most of the people we interview are wanting to get out of a house they no longer want to pay because the market went down. Well, excuse me, but the real estate market is not the stock market. These should not be flippers,they should be long term investments.

Yes, we have foreclosures but they amount to only 5% of all the mortgages in the entire United States. Most places in the world people don't even own their own homes. People who used their homes as ATM machines should be renting not buying. I can not tell you how many homes we drive up to, to interview them for a short sale and they have Cadillac Escalades in their driveways, expensive Liquor in their home bars, giant flat screen TV systems with surround sound. Something is wrong with that picture.

I was just reading through the comments and I see complaining about gas prices. Read this last issue of FORBES magazine on the gas problem.

This is Capatilism. This is what gives you the right to make money in this country. Capitalism is healthy. The state of affairs in government involment in gas prices in China and Venezuela are utter failures. Socializing gas is not going to answer our country's dependence on foreign oil.

It is called supply and demand. Opec raises oil prices, there is a 20 year moratorium on oil drilling in the United States, all the while Cuba is leasing it's off shore oil to communist countries.

You must lower the demand to lower the prices. People are not doing that. Almost everything in your house is petroleum based from your plastic cups, bottles, plates, bags, lotions, makeup, baby products and the list goes on and on.

It was hoped that with people buying Hybrids, they would be energy conscious and not use as much gas but in fact, they are using more gas than when they did not have a Hybrid. It is like a license to use more gas.

So our consumption of gas is going up while the same people are complaining about the prices. If everyone just reduced their use by just 10% it would drive prices down. But no one wants to do that.

The law of economics.

The only fixin that I believe any eventual president should do is encourage the FHA to work with the people that have or had good credit before their interest rate indexed up. Give those people a FHA loan.

The government did not create this mess and really should not try to fix this mess!

You are right people are peoed...Myself included, however, in this war zone I prefer a man like McCain than the other choices.  He just need's a VP to compliment the failure on his part to understand Economics, and to be a good advisor on how to straighten this mess out.  Now if Colin Powell would have run, I would have voted for him, Newt Gingrich is also another smart cookie.

At this juncture, It's still up in the air.

Karen--- At the end of the day, we are electing a CEO and we have to decide who we feel will surround themselves with the best people and then be willing to consider their advice before making his final decision.  

I am torn.  I consider myself in the middle, like most Americans.   I am fiscally Republican, socially a mix.  I dont think party when I vote.  

I think McCain, if he can follow his heart, and stay true to who he was in 2000, and not cow-tow to the extreme right, would be a great president.  I voted for him that year over Bush.

If he succumbs to being something he is not and goes too far to the right to appeal to ultra-conservatives, then I will have to vote for Obama, who is smart enough to not lean too far left in this election.

Look what happened today with McCain the two pastors he spent a year trying to win over for an endorsement.   They made him look foolish.   He needs to be himself, stay true to his centrist beliefs and trust the public to recognize him as the leader he is.

If McCain chooses our Gov. Crist...our Florida gov...I'm all over that, he is very smart! 

Obama, I hope wouldn't go with Clinton...after all, many people feel she would end up President after 3 month's and Bill would be the VP...no more comment's necessary...I think you get the drift, as do many other Americans.

I think a spouse's tax records are fair.   When you run for public office and you are asking for the support of the people you give up a lot of your rights to privacy.   

Just like in 2004 when the Republicans made the same demand of Teresa Kerry.  Its a fair request.

I think the point is to fully disclose what investment activities and potential financial conflicts are there for the possible First Lady.  

I don't hold inexperience against Obama.   The last eight years have been a disaster and whether it be McCain or Obama or Hillary or even Ron Paul, there is no way they will do any worse than Bush.

I think Crist, if he accepts, will likely be McCain's running mate as I think James Webb, if he accepts, will be Obama's.

I see your point, however, and I don't like the "you give up your right to privacy" issue when the husband and wife file separate taxes.  McCain's wife has already said, "I'm not running for office, my husband is"...Perfect candidate.  I feel sorry for her, as.  I would feel the same, she want's to stay "out of it" and she doesn't want her personal info all over the place.  I agree with her.  John is running for the President, not her and they file separate taxes...I have to tell u,  it would "piss me off as well"...I mean, what does her income matter if John is President??? That is rediculous and I would be mad too. It's no one's business...John is running and they file separate taxes...so why does she need to???  I mean really, she say's nothing...she stay's out of the politics...

And I see your point, but let's just say that she is on the board of directors for a privately-held subsidiary of Haliburton and collecting $75,000 a year from them.   

Would that be important to know?

What if she owns 40% of a real estate office or mortgage company in Arizona or 25% of a health insurance collections company or a pharmaceutical lab?    What if she has interest in an oil company in Saudi Arabia?  

Wouldnt all that be important to know as well?

In my opinion, the public has a right to know the financial interests and potential conflicts of the First Lady in decisions her husband is going to be faced with and the tax returns are the easiest way.

Its kind of irrelevant anyway because Cindy McCain did release her tax records today.

I know it's irrelevant, but, IMO, she did it for John, and she obviously love's him alot, however, I don't think I would have been happy about it.  She never mixed politic's with pleasure and this whole government makes me sick.

I mean after the Clinton's were in office...Every child think's "oral sex" is not sex...what does that tell you about the US of A;....it sucks!

I dont agree that the USA sucks but I will agree that there could be written disclosures in place of tax returns.

A few years ago I had a close friend run for a very small public office and about $22,000 a year.  

After about two months of being dragged thru the mud by the opposing political party he withdrew his name and was sickened by the experience.    The McCain's know the drill.

I only wish she understood that a woman's place "used to be in the home" and she would go home...she lies, she has no management skills and in my humble opinion, the other men who are "head's of state" in other countries do not want to talk business with a woman.  Men in the US might be ok with that but the European's, etc. are not.

Yes they do, and I feel bad that McCain's wife had to disclose her personal finances.  They have filed taxes separately since they've been married.  Why does this matter?

I'm sure if Cindy McCain was doing anything remotely illegal, John would have chanced running for President. Come on now, those who choose this path know what they are in for.

RE: Cindy McCain...I love her...she minds her own business...she has lot's of money...but she does not overwhelm her husband.  She might have an airplaine at her disposal...but she is not like Obama's wife...Cindy says, "John is running for president, not me." and I respect her for that...If he has thing's at his disposal...so what...this man cannot even lift his arm's due to his injuries serving our country...He might not have the Bill Clinton personality...thank G*d...but he is a man of wisdom and courage and I really do think, he will do this country well...

Side bar: Cindy won't involve herself in the political arena...Obama's wife will...that being said...I love and have respected John McCain since he was released from captivitety...what a respectful American.  What a great person...what a man!
