What Will the Home Inspector Find Wrong with My Home?
Home inspections are part of the home buying process. Though they are not mandatory most buyers do take the oppotunity to have one done. There is peace of mind with a purchase once a home inspector has uncovered the defects in a home. The buyer can then decide whether or not to move forward with the purchase.
I have seen and read 100's of reports. There tends to be similarities in the things the home inspector points out and certain areas in a home that seem to have trouble. Though I never like to see a home inspection report ridden with pages of repair items, it can keep a buyer from getting into a purchase that will make them sorry at a later time. It is somewhat of a love-hate relationship with home inspectors.
Home inspectors are not experts nor are they building contractors or codes inspectors. At times they overstep their roles and come across as engineers levying harsh warnings and stating facts that may not be accurate. Buyers should be aware that home inspectors make mistakes too.
A home seller can head off repair requests from a home inspection by having the home in really good condition before it goes on the market. Below is a list of some of the most frequent items that Clarksville home inspectors identify as problems.
The Home Inspector May Find These Needed Repairs on Your Clarksville TN Home.
- Gutters are drooping, full of leaves or have pulled away from the fascias casuing water to pour against house.
- There is soft or rotted wood at doorways thresholds and around the trim.
- The roof is missing shingles, granules are washed away or shingle have obvious curling or lifted shingles.

- Tree branching are rubbing against the house and roof.
- GFIC r4eceptacles are not tripping properly. These do tend to fail and need replacing.
- HVAC is not cooling properly to industry standards.
- The breaker/fuse box is a brand on the unsafe list and will need replacing.
- There are loose or uncovered wires in the attic or under the house.
- Concrete walks, steps, patios and driveways have severe cracking and separation.
- The water heater if located in a finished part of the home needs to have a pan under it that drains to the outside.
- The range has not been secure with an anti-tip bracket.
- A pipe under a sink has a small leak. The inspector will actually touch the pipes to see if any water is escaping.
