Kingsbrooke Townhouses Mid-Year Review 2017
When this Bristow Real Estate Agent faces a dreary weekend with not a lot to do, she chooses to jump into the multiple listing system and grab some data for a Kingsbrooke market report. Probably not what most Bristow real estate agents would do. What can I say? I'm a real estate geek. Some day that might come in handy for you. It sure came in handy for my Kingsbrooke townhouse seller this spring. You'll soon see, his townhouse was the highest sales price not only for this six month report, but also marked the highest sales price for a Kingsbrooke townhouse since May 2007.
This Kingsbrooke market report focuses on townhouse sales between Janaury and June 2017. For the sake of comparison, I also pulled numbers for the same time period last year. Here are the sales and some stats:
There were twenty townhouses in Kingsbrooke sold in the first half of 2017, compared to fifteen for the first half of 2016. Given the inventory shortage that Bristow was facing when it came to townhouses in the not so distant past, this is great to see.
When it came to sold prices, there wasn't a lot of movement. The average sold price from 2017 is virtually unchanged from the average sold price for a Kingsbrooke townhouse in 2016. The median sold dipping in the first half of 2017, versus where it was in the first half of 2016 doesn't have me alarmed. It really does seem that Kingsbrooke townhouse values are holding steady. Not what I expected to see having closed that highest priced townhouse sale in Kingsbrooke at 8843 Moat Crossing Place.
There is some improvement from 2016 to now when it comes to closing cost assistance (seller subsidy) and marketing time (DOM.) Both the average and median values for closing cost assistance and marketing time have gone down since last year. That means you could sell your townhouse quicker than you could last year and pay less in closing cost help.
