Listing Agents Have Confidence When Their Marketing Is Strong

This seller’s market is an extremely strong one, and the number of new listings hitting the market are slim.  This is typically the situation across the majority of the country.

 

When the market tightens, marketing must be done consistently and more frequently. Our goal as listing agents is to receive a request for a Free Market Analysis. We never expect to be the only agents called, but we always want to have the opportunity to compete.  Listing is a competitive sport, and we have our own style with a two-step presentation.

 

Our presentation includes a new, eye catching pre-listing binder with three sections that clearly inform the homeowner of Who We Are; What We Do; and How Well We Do It.  This is as important as our second visit where we discuss the price and other factors that are related to creating a sale.

 

If three real estate agents are invited to give presentations, all of them should be within the same price range. The topics that define and separate the three real estate agents surface during the first visit. We are each unique in our own right, and the topic of marketing is the main topic to be discussed by all listing agents.

 

Listing agents are marketing agents. Every listing presentation should focus on the methods of marketing provided by the listing agent/team. The Todaro Team provides online and offline marketing. 

 

 

There are 6 or 7 varied websites and blogging sites that I work every day.  There are blog posts to be written online including market reports, listing posts, narratives and promotional posts for team members. Offline marketing in newspapers and direct mail marketing campaigns are complemented by online marketing on all of our sites.

 

Marketing is a routine. It’s a plan in action and a full time job.  I’ve said it before, and I’ll repeat it again, it’s beyond me how a full time real estate agent has the time or energy to market in a consistent manner.

 

 

My job description is marketing. I do all of the marketing for The Todaro Team, and it’s a full time job.  “Marketing like you mean it” is time consuming, and it costs money. Marketing is the major factor in determining who will be selected as the listing agent. Having a marketing agent on board is a factor that balances our real estate team and gives strength and confidence to every team member.

Barbara the answer to your question:

"how a full time real estate agent has the time or energy to market in a consistent manner."

They don't, and that is why many of them are not very successful.

Hi Barbara, 

It is hard to believe that anyone stands a chance against you in your market. You would be my choice without hesitation. You hit a key point - 3 agents should be in the ballpark on pricing. Some sellers don't see the big picture on a list agent who says they can get more than others are saying. Great presentation.

that's an easy question to answer.... when I was on my own with no assistant and no Internet, I spend money on offline marketing.... and my focus was new construction.... I had open house events and marketed in newspapers.... Boston Globe for far reaching purposes.... and sold the better part of 49 subdivisions that way.... I did not begin online marketing until I joined ActiveRain in 2009.....

Barbara, I like that you point out that you have no idea how a full time agent has the time or energy to market consistently. Without the support staff at my office the amount of listing we have would drop drastically. There are just only so many hours in the day for an agent.

I'm not a listing agent who uses marketing tools. I could sell snake oil to a snake oil salesman. A seller told me today that she really liked me because I was a "real person." I told her of COURSE I'm a real live person. But she went on to say she believes me and trusts me, and I come across as credible. When you've got that, you don't need strong marketing tools.

Not everybody can be their own credible self, though. I get that.
