Here’s the Maple Shade Real Estate market update for April 2008. Pended units for the April were down 5 and Sold units were down 5 compared 2007; listed units were down 4 compared with 2007. This has led to a current inventory of 98 units. Maple Shade has been averaging 13 units sold per month which means there is currently 7 months worth of inventory in Maple Shade. This outperforms the overall Burlington County market, which has 11 months worth of inventory. Year to date listed units are down 21 (a 20.6% decrease), pended units are down 13 (a 27.7% decrease) and sold units are down 6 (a 13.3% increase). The last 3 years the average number of units pended and sold in April was approximately 19 & 13 respectively. This April, there were 10 units pended and 10 units sold. These numbers indicate a market that is adding inventory faster than it can be absorbed. If you see real estate as a long term investment, now is a great time to buy or “move-up” because the numbers are working in your favor.
