What is next in the evolution of offers? Well, on a new listing needing some work, the home is priced to sell at $89,900 a steal any day. The buyers showed up in droves. One particular buyer wanted to make a cash offer on the spot. 

 

10 grand. Yes $10,000. Was he serious? I did not think so and i chuckled. But this buyer was serious and took out a bag of cash with the 10 grand asking if i can give him the keys?

 

Hold the phone. Time Out and excuse me, but NO, the seller will not sell this home for $10,000 first off. Second you would have to make an offer in writing, sign it, include a proof of funds and have the seller except it.

 

The buyers reply was there was no need for a proof of funds, he has cash, in hand, right here, right  now.

 

Then he told me how he took this course about buying investment property and they said he could buy any home with cash in hand.

 

Sorry Mr. New Investment Buyer, but no.... you can not name your own price for homes.

 

He left pondering why he was rejected. He refused to make a reasonable offer and left with his cash. He mumbled he had a buyer offer but he knew more than them, so came without them.

 

And how is your Monday starting out?

 

The lesson is that this is why a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. He would be better to buy, fix and sell used cars Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 if his budget is 10k. I cant even get  him a mobile home for that

The only gut making the money is the guy selling the course Sandy Padula and Norm Padula, JD, GRI NMLS#1483386 . I was thinking of heading south this winter, making up my own course and selling it.

Well he was from NY, moved to Cali and headed east to NH Barbara Todaro . I was wondering if it was the bank owned listings that make for the best stories and now i know it.

Hmmmm ... something doesn't smell right about this, Scott Godzyk.  Could this supposed-Buyer really be that uninformed or naive?  Or maybe a bit shady?  Someone handing me 10K in cash would have be more than a bit nervous ... and distrustful ...

Oh my, now that is a new one! I had investment buyer clients once who had me offer $11K for a $70K listing. They said with all the work that it needed, that's all it was worth. So we did make that offer. In writing. Proof of funds. The offer was rejected of course, but at least we did it correctly!
