Katy Real Estate News - Cinco Ranch High End Real Estate Flourishes in a Tough Market

Cinco Ranch, in Katy Texas, is still one of the best destinations for Houston and Katy Relocations. The high-end market in Cinco Ranch continues to thrive. Houston and Katy have not seen the same negative real estate downturn as the rest of the country, still few if any neighborhoods have flourished like Cinco Ranch.
Cinco Ranch homes sales range from the high $100,000's to well over $1,000,000.
This article highlights high-end homes in Cinco Ranch (only homes above $500,000), a favorite of the Houston Relocation crowd.
Year over year sales (2007 vs. 2006) on homes over $500,000 are staggering. In 2006, 26 homes sold above the $500,000 mark (ranging from $505,000 to $980,000). The average high end home sold for $747,000. The average days on the market were 209 days.
In 2007, 38 homes sold above $500,000 (a 46% increase) and home sales ranged from $515,000 to over $1,200,000. The average high end home sold for $781,000 (a 4.5% increase). The most impressive stat was that the days on the market decreased to only 129 days (this is a sign of a very healthy market)
So basically in a market that many call soft, Cinco Ranch really flourished. Cinco Ranch is one of the best brand names in real estate. If you are considering relocating to Katy or West Houston I highly recommend you consult your relocation company and let them know this information.

Cinco Ranch Named one of the Top 10 Master Planned Communities in the US

Robert Charles Lesser and Company, a nationally respected independent real estate advisor just named Cinco Ranch as one of the Top Ten Master Planned Communities in the United States.
Katy was the only city with two communities finishing in the Top 10 (Seven Meadows also faired well in the report). The Houston Area had two more master planned communities as well (the Woodlands and Sienna Plantation).
Make no mistake about it Katy is one of the hottest places in the country to live; great schools, great communities, low cost of living, and three major hospitals locating here in the next three years.
What is a master-planned community?

A question that I get asked often is what is a master planned community and how is it different from a normal neighborhood?
Let's use an example from Katy Texas. I live in Chesterfield (a neighborhood but not a master planned community) Chesterfield is an awesome neighborhood with a pool, tennis courts; it is close to dining and recreation. The neighborhood has beautiful home and mature trees. Some neighborhoods even have lakes or walking trails. Chesterfield is truly stunning. However it is still not a master planned community.
A master planned community has everything a neighborhood has, however, it has more and it is more - thought out - it has a more detailed game plan from the beginning. Chesterfield has dining around it and recreation but it was not planned by the developers of the community. These establishments honestly came around in a happenstance manner.
A master planned community has pad sites set aside for retail and restaurants. Additionally lakes, hiking trails, bike routes, parks and small waterparks (all of these or at least a few are part of the master planning) are worked into the community. High speed internet and high tech pest control systems may be mandated by the community. School sites are planned in advance and so much more.
Master planning a community is more than just coming up with an idea for a neighborhood, naming it, building the entry and dividing lots. A master planned community like Cinco Ranch, Grand Lakes, Seven Meadows or Firethorne can take a dozen years to build out.
