Hi Beth -- your post on the Clermont real estate market sent me to Google to check the population -- 33,549 in 2016 for your city.  South Pasadena in my market is about 26K.  You quote 258 homes on the market for sale in Clermont. Currently there are just 15 single family homes on the market in South Pas ranging from $888,000 to almost $3,000,000.   Interesting, huh?
