Potomac Shores is now just over four years old, and yet it is very much a new home community with so much construction happening. I often write about Potomac Shores, and some ask me why. The answer is easy; if you have been looking for a new home option in the Woodbridge area you know, there is not much to choose from as the community is almost complete.

I specialize in Potomac Shores, and I am bullish on this community quite frankly this community offers so many options for buyers.

Let me explain most new home communities feature four to six new home options. Potomac Shores offers over twenty-eight, and that does not count resales many of which the floor plans discontinued! I get calls from buyers all the time who just get confused with the options in this community.  I always tell them you are not alone. Potomac Shores might be right for you, and it might not be. The only way to know for sure is to enlist help from a buyer agent like myself.  Unlike a builder representative who represents just their builder I  can speak with you about your needs, wants along with your budget and help you to learn what all your options are both in new homes and resales in the area.  

So how do you choose a home that is right for you at Potomac Shores?

You will find eleven models you can tour if you are like most buyers after you visit all four builder locations you will start to get confused. Most buyers begin the process by looking at the models, based on bedrooms and baths they want along with the price. I would like to add location to the community as well.

After you visit the community, typically future buyers comb through brochures and start to look at the floor plans and features possible. They begin to dream about the possibilities. At this point, it is what you don't know that will get you!

 

 

Let's talk about the specific neighborhoods at Potomac Shores.

 

The Fairways District - or as neighbors call it the Northern Neighborhoods where you will find Pulte Town Homes as well and Ryan Homes and NV Homes

Fairways Townhomes - Located in section 8 on the Potomac Shores overview map adjacent to the golf club in walking distance to golf, future town center, The Shores Club and VRE. Presently two-floor plans are offered buy expect to see a third in the future.  These townhomes started selling to the public in late July and had successful grand opening the builder had sold sixteen homes in just under sixty days! At that pace lot selection changes every few days. These are  priced starting at $409,000 but in reality, expect to pay $460,000+

 The Fairways District Single Family Homes

The Overlook - features gracious NV Home Floor Plans for the buyer looking for a larger lot, privacy, there are even a few three-car garages home sites remaining. Many back to trees and or golf course. The more affordable homes in this section are the interior lots and located off Potomac River Blvd just off The Potomac Shores Parkway. Expect to spend $750,000+ to $1,2 million 

 The Landing- This street is a long cul de sac street and was one of the first to sell out in the community. When a resale comes up available, expect to pay $700+ in this upscale neighborhood which features wider lots. All of these homes back to trees.

It is a long cul de sac street that features main level living homes without the 55+ requirement. These look small but are anything but small.  These bungalows on steroids with dramatic ceilings and even lofts on the upper level. The Shores is a very sought after area in the community that sold out fast. Resales on this street start at $650,000+ with most homes backing to trees or golf course!!

 

Fairway- The Cove

This section was just recently SOLD OUT by Ryan Homes. It is the largest neighborhood in the Northern district of Potomac Shores. Expect to see at least five to six homes on the resale market from here on out as people receive transfer orders or relocated. The perimeter lots back to woods and or golf course for some wonderful views. Expect prices from $525,000 to $700,000. 

Fairway Pointe - This section comprises two cul de sac streets plus the homes on Potomac Shores Blvd. Most all homes back to trees and or golf course and feature just about a half acre lot. The last street in the northern Neighborhood is at the highest point in the community and has only nine homes on the cul de sac. In the Pointe expect to pay $670- $900. Presently we just have one resale on the market as I write this post.

The Fairways Crossing is now selling and is the final section in the northern neighborhoods. Ryan Homes offers homes starting in the high $480's but in reality, expect to pay $550+ to $800's. This section is the first you come to on the left as you enter the community on the opposite side of the new elementary school.

The Fairways Crossing Estates Section- These are the lots overlooking the trees and golf course they are large and the best of the best! Some may even be able to fit a pool they are broad and flat! You will find the new NV Floor Plans here. Prices start at $630,000 and reality is $680,000 to $850,000

Now let's talk about The Southern Neighborhoods known as The Woods District

The Woods District encompasses the southern area of this massive community.  As you drive down River Heritage Blvd go past the main entrance to Potomac Shores and you will come to The Woods District at the roundabout near John Paul High School. 

The Woods Edge - This is where you will find Brookfield Homes the newest single family home builder to join Potomac Shores builders. They offer seven-floor plans, and several offer a main level bedroom. Brookfield will build 110 homes sites starting at $470 to $555,000, in reality, expect to pay $575,000+ for a home in this section. Most homesites will offer a lovely forest view and will be on a long multiple cul de sac street. Presently the builder has fifteen homes under contract, and their new models are almost complete. 

The Woods Terrace - Will feature affordable two car garage townhomes with rear load garages. These will feature three bedrooms as well as an Open Concept floor plan. If you thought you were priced out of Potomac Shores let's take another look together, you might be surprised! Models are almost ready, and sales have begun. Base Price starts at Upper $300's expect to pay in low $400's.

 

The Woods Gardens - This is where you will find a new offering for Prince William County. These will be villas which are two homes attached to a common wall. They will feature an owners suite on the main level plus a tradition upper level with loft as well as a lower level. If you live here, you will have a traditional backyard. The villas will be ideal for anyone looking for a comfortable lifestyle at an affordable price. Prices start in the high $400's expect in reality to pay between $550 and $600. The model is under construction now.

 

The Woods Villiage -This is where you will find the newest model by Ryan Homes called The Michener which features a rear load garage and courtyard feel for a backyard. There are several floor plans to choose from some with traditional front load garages as well as rear load. You will also find a lovely large two car garage townhome called the McPherson Grand a new offering at Potomac Shores at 2800 sq ft it will compete with many of the single families for your attention especially when you look at the lot choices! Also, you will find the Fox Chapel floor plan with its integral garage. When you add the morning room to this home, you will be amazed how large that garage gets. Have you ever thought the new home garages were small? Then check out this floor plan if you want a workshop for cars, motorcycles, etc.!.!

So to recap

Well there you have it a straightforward overview of the community, and I have not even talked to you about the amenities, you can read about them here, and of course, updates are coming out often on Potomac Shores.

By calling my clients confessed they feel they eliminated a lot of stress and sleepless nights combing the internet trying to find all this information. My colleges say why do you freely write so much information online, won't the buyers just take the info and buy without you?   I always answer the same Yes, That is a possibility, yet I believe if I share with you the reader information of value that helps you to learn more you may realize very quickly what else do I not know about the community and building in general?

And that is the point!
