Wow! July closed out strong with 103 sales. This represents a 14% increase over the 90 transaction from July 2016. For August, the goal is to exceed the 101 properties that changed hands back in 2016. So far there have been 16 sales. It was a very busy week for both houses and condos. Here is your update:

New Listings:

Villas on the Prince 23 sold for $935K in 6/07 and is on the market for $739K. Pali Ke Kua 12 is available for $520K. The sellers bought it in 6/05 for $118K. It was listed before from 9/15 to 4/17 starting at $575K and reducing to $545K.

Plantation 1021 is listed for $660K since selling for $615K in 2/16. Nihilani 11B is priced at $695K and sold for $565K in 1/10 from the developer.

Back on the Market:

I’ve lost track of how many times this leasehold auction unit has come back on the market, but here it is again. Pali Ke Kua 1 is listed for $152,700. Any new takers?

Contingent:

Kaiulani 12 is in escrow. It sold for $1,732,190 in 2/08 and is on the market for $1.239M. Priced at $462K, Kamahana 28 went into escrow after only 19 days. The most recent sale of this condo was in 5/10 for $260K.

Nihilani 25B, priced at $625K, is in escrow after 21 days. The last purchase was for $776K in 12/06 from the developer. Cliffs 9302 went into escrow on 5/12 and came back on the market still priced at $659K. It turned right around and went quickly into escrow for a second time. The seller paid $205K for this unit in 9/99.

Sales:

Kaiulani 4, with a list price of $1.295M, sold for $1.1M cash. This is one of the developer’s last remaining units.

Puamana 6C was purchased for $320K in 7/14 and sold this week for $350K while priced at $395K.

Hale Moi 108, which was purchased in 1/11 for $220K, changed hands for $452,100 while priced at $449K.

Nihilani 21A sold for $640K cash while listed for $655K. It sold previously for $630K in 12/15.

Expired:

Hanalei Bay Resort expired after 176 days priced at $935K.

Withdrawn:

Puu Poa 401, priced at $1.895M, was withdrawn after 575 market days. The sellers paid $2.013M in 11/06.

Price Changes:

Leasehold Pali Ke Kua 210 cut it’s price by $50K and is newly priced at $449K. The last transaction was for $585K in 9/08. Mauna Kai 10B reduced by $20K to $459K. The prior sale was for $575K in 11/04.

Puu Poa 114 is now $1,249,900 after a $49,100 price drop. The last purchase was in $870K for 9/12. Puu Poa 102 is now priced at $1.265M, down from $1.270M. The seller spent $920K to obtain this condo in 7/13. Kamahana 28 increased by $13K and is now $462K. The condo sold for $260K in 5/10.

Priced at $2.638M, 3981 Aloalii sold for $1.450M in 6/15. It was listed before from 9/16 to 7/17 starting at $2.788M and reducing to $2.450M when it was withdrawn. 4030 Pauahi Place is on the market for $639K. Land for this home sold for $52K in 3/88. The home was built later that same year.

3875 Kamehameha, which had been operating as a Princeville Bed and Breakfast, is priced at $1.350M. There is no information on the prior sale. 4047 Kaahumanu Place came on the market showing as sold for the list priced of $1.295M. The sellers’ purchase of this home was for $1.210M in 12/14.

Back on the Market:

3991 Aloalii, priced at $1.590M, went into escrow on 7/25 and came right back out. The last sale was in $1.150M in 12/06. 3771 Punahele, with a price of $3.490M, went into escrow on 7/24 and is unfortunately back on the market. It sold for $1.450M in 10/00.

Contingent:

4870 Victoria Loop found a buyer while priced at $835K after 44 days. The last sale of this home was in 7/07 for $835K.

Sales:

5029 Emmalani was listed for $1.149M when it sold for $999,999. The home sold before in 11/13 for $726,299. As noted above, 4047 Kaahumanu came on the market showing as sold.

Price Changes:

5295 Pokii is priced at $.325M down from $1.375M. The most recent purchase was in 1/16 for $600K. 3687 Kaweonui went from $1.395M to $1.375M. Land for this home sold in 1/02 for $150K. The home was built in 2002.
