You Still Have Time- 5 Things You Can Do Now To Prepare Your Home For Sale

 

It may be only August but the Snowbirds will be heading back in just a time to stage isnowfew months. If you even think you might want to sell your home, here are 5 things you can do now to get the jump on the season.

 

1.Make an honest assessment of the condition of your house.

You’ve been looking at your house every day for years now. You probably walk by items that need addressing every day but you never even notice.

Trust me, though, your buyers will.

Look at the MLS of houses in your area. If you can, go to Open Houses in your neighborhood. Finally, grab your camera and take photos of your house. Take one of every room from each doorway. Upload these to your computer and sit back and take a look.

Now is not the time to be guilted into hiring your cousin’s husband who just got his license. This may be your largest investment and you want to make sure that you have a trusted professional who knows your market.

Ask questions of them. Ask them how they plan on marketing your property. And be sure to look at their listings on the MLS.

 

 

 

3.Hire a Home Stager

The investment you make in a Home Staging Consultation is well worth it. Let a second set of eyes help you with:

Paint choices

What items to edit

What updates need to be made

What you can reposition or repurpose

How to maintain your house while it is on the market.

And, anything else you can do to help you sell your house.

 

4.Hire a professional if you need to.

Making sure that your house is in the best possible condition it can be in is helping to ensure that your investment in your house stays strong.

Hire a professional painter unless you are one yourself. There’s nothing worse than a sloppy paint job!

And, don’t wait! With season coming up, contractors may get harder to schedule.

5.Whether or not you have a pre-listing inspection, fix or update those items you’ve been avoiding.

This is not the time to play ostrich because these are the items that could derail the sale of your house.

Old appliances, outdated light fixtures, plumbing issues, the 80s wall of mirrors...all need to be addressed.

 

School begins soon and the snowbirds are set to return. Make sure that your house is ready to go to take advantage of the season.

I tell sellers to ask a friend to come in and make a list of what needs to be done...IF they don't believe me.     This has worked well at times.

We often talk about the best agents and hiring professional stagers, but thank you for pointing out how important it is to hire a professional painter.  Doing it yourself is never going to be as clean and crisp as a professional.
