Well Yes...Every House for Sale is Worthy of Staging.

Home stagers are accustomed to hearing an agent or seller say that the when to stagehome is only worth $x.00 dollars and probably not worth staging.

That’s a bit like saying you saw a $20 bill on the sidewalk but it wasn’t worth picking up.

 

No one wants to throw money away, but that’s what you’re doing if you don’t make every attempt to get your house in the best condition you can before you sell it.

 

I have consulted on a home that at best was going to list under $80,000, a condo that may have been $125,000 on a good day, and a $3,000,000 bank owned stripped of everything mansion.

 

What did they all have in common?

The owners wanted them sold for as much as they could get and in a relatively short amount of time, and they had a limited budget to do so.

 

So while there is no minimum list price I will stage, I do require some maximums.

  1. The maximum commitment to do what they need to do to get it sold.

  2. The maximum effort to edit items that are eating up space.

  3. A maximum of effort to clean under, over, on top of, and around every inch of their home.

  4. The best their budget will allow to update and repair suggested items.

  5. Their best effort to listen to what their agent and I recommend.

 

Every house deserves to be presented in its best light regardless of its list price.

Hi Kathy, Whenever Anna has a seller we always do some amount of staging, generally the kitchen and bath rooms always get staged and we put in plants and pictures in the other rooms. However, the last house we listed we knew it was important to make it look the very best and had a stager come in and do it more completely.  It looked fabulous, had multiple offers within the first few days and sold right away. Staging works!!!

Amen, Kathy Streib. Staging should not be viewed in proportion to a home's list price.

I've never liked the term "stager" because it holds some negative connotations. If we were referred to as "marketers" I think it could alleviate some of those misconceptions about the value our work brings to a home.

I agree that staging is helpful. But sometimes it's a hard sell, especially when the seller thinks the house is perfect the way it is. Like the saying goes, you can lead a horse to water but you can't (at least sometimes) make them drink.

I have a 3200 sq ft lake side property. Emptied of formal furniture the cost to stage 18k how do I present to my seller? Should I up the list price to try and absorb costs?
