Being a REALTOR in the Atlanta Real Estate market, I have heard two arguments about Vacant Homes.

Against~ They don't show as well due to the fact that they have no furniture or decor.

For~They are more accessible to show, so traffic increases, so you have a better shot at an offer!

I would have to place myself somewhere in the middle of this argument.  I agree with both points, but I would like to add my recommendations on what I tell my clients to do, if in-fact there home goes Vacant, while listed with me.

1. Get everything out.  There's nothing more un-attractive than a half vacant home.  It clearly says to a potential buyer that "I've Vacated my home, but left my junk".  Don't forget the closets and the attics.

2. Clean, Clean, Clean!  It's all too often that I show homes that are Vacant, but they are filthy.  Baseboards, Clean Carpet, and Don't forget the oven!

3. Do a decent job repairing holes and touch up.  When the furniture and pictures are removed, there are always scuffs and marks all over the walls.  If you do not know how to work a putty knife and paint brush, please find someone who does.  I showed a home recently that looks like someone used there hand to apply the putty.....Terrible!

4. Keep the heat or air conditioning on.  Another mistake owners make when trying to sell there home is to turn off there utilities.  A prospective buyer does not want to walk into a freezer when viewing your home.  You want to make sure buyers feel comfortable in your home, not chase them away to a warmer area like there car!

5. Maintenance- This one is for agents and homeowners!  Bugs, dust, mud, grass, all find there ways in Vacant homes.  Keep a small vacuum and or broom and dustpan, to keep your Vacant home showing well.  Just because it is Vacant, does'nt mean you should forget about it!

Such a great post, good advice, we know as we sold our vacant home as well, took over a year to do so.  It takes a special Realtor to get the job done, thank goodness we did so after going through two Realtors, then found the right one, and bingo, sold in 60 days.  Thanks for sharing.
