We’re listing agents, and we focus on securing listing and moving them as quickly as possible and for top dollar. Pricing properly is always the most important factor. In a seller’s market, there are other factors that come into play, also.

We are big fans of having a listing agreement signed; the sign planted in the ground and marketing a “coming soon” listing. We will do this for a week or two in advance of submitting it to MLS.  This is an ideal method of marketing homes that have some cosmetic work to be done and/or staging suggestions for the homeowner to complete.

The advantage to “coming soon” listings are great for Buyer Agents and their clients.  We often begin showings at an Open House event. The time prior to this event gives buyer agents the opportunity to introduce it to their clients and have the necessary research done to encourage and promote an offer to purchase at the open house. We’ve seen many of them this year.

The buyer agent visits the town hall and secures all of the information on the background of the home.  The building dept. is visited to secure information on permits that have been pulled and signed off; the water/sewer dept. to confirm there are no outstanding betterments; and the assessor’s office to secure all current tax information.

“Coming Soon” also gives the buyer the opportunity to become familiar with what’s in the area; the walkability of the location; and other information that’s important to the potential buyer.

All of that research takes time. It should and must be done prior to submitting an offer. This method gives the Buyer’s Agent and buyer client the opportunity to be totally prepared for that first showing. It’s very competitive for Buyer Agents in this Sellers’ Market.

Sellers appreciate the fact that when a buyer is provided with the information collected during that brief period, the deal runs smoothly. Sellers also appreciate the urgency that “Coming Soon” creates when the Open House and first showings finally happen.  It’s a seller’s market, but for the seller to yield the greatest price from the most determined buyer, “Coming Soon” is how we like to accomplish that task.

All parties must participate properly. There are NO EXCEPTIONS. “Coming Soon” and “Showings Start at The Open House” are methods that work well when buyers, sellers, buyer agents and listing agents follow the rules.  No Showings…No Exceptions. That’s how we do it, and it has always worked very well for us. There is no room for Greed. This is Good Business!!!

Chris Ann Cleland the listing goes into MLS 5 or 6 days before the Open House, with the instructions that showings begin at the open house on Sunday at (time)... As soon as they get the listing signed, I begin online marketing.... I do Realbird without it being MLS..... and with the remarks in the title that showings begin at open house on sunday blah blah blah....  

Our MLS does not have a place for Coming Soon.... but we do just fine without it on the first day the listing is signed.... we also put a sign up the day the contract is signed....

Chris Ann Cleland recently, I've been noting in the title of my blog posts here on AR that a home is 'offer accepted from the open house"... these were "coming soon" homes.... the last one had 22 couples... sold for $50k over list price....

Myrl Jeffcoat there'a always a positive way to use almost evey method.... this one is usually used properly and it can cause chaos and problems when not used properly....FOLLOW THE RULES WITH NO EXCEPTIONS AND IT'S A WINNER....
