Well, sales have increased substantially as you'll see yet the average price of homes have declined. How long have homes been on the market? Homes that were taking longer to sell came out good this month as they dropped their prices to attract buyers. What Coral Springs Florida neighborhoods are selling?

- 71 homes were sold (more homes sold from last month as prices came down)
- The average price was $369,143.48 (down from last month)
- The prices ranged from $1,000,000 to $72,500
- Homes were on the market 215 days or just over 7 months before they sold (an increase from last month) Many of these homes that were on the market for a long time lowered their prices and sold.
- Of the homes sold, 14% were Short Sales, an increase from last month and 18.3% were Bank Owned, an increase from last month.

Coral Creek, Coral Springs Country Club, Coral Shores, Coral Springs, Coral Springs Hills, Coral Trace, Cypress Glen & Isle, Cypress Run,Eagle Trace, Eastridge Isle, Grand Reserve, Heron Bay, Hidden Hammocks, Kensington Gardens & Glen & Classics, Lennox Isles, Maplewood, North Springs, Pine Ridge & Grove, Ramblewood, Royal Palm Pointe, Royal Palm Village, The Crossings,The Dells, The Preserve, Turtle Run, Vizcaya, West Glen, Wyndham Lakes Circle, North & Park Place. (Those neighborhoods in bold had the greater number of homes sold in their communities)
Now, what do we still have available and currently for sale in Coral Springs Florida? There are about 1138 single family homes currently for sale here in Coral Springs (an increase in inventory from last month). Short Sales continue to increase along with Bank owned properties. With the increase in Pre Foreclosure filings, we'll continue to see an increase in Short Sales here in Coral Springs.
