Ocean Hills Country Club in Oceanside CA is commonly regarded as the premier 55+ community in coastal North San Diego County, and prices reflect it as compared to other 55+ neighborhoods.
Ocean Hills is a gated community with 24-hour guard, with one access point for the public off Canon Road but a second entrance/exit for residents only. Ocean Hills Country Club is known for the resort and active-senior lifestyle, and provides a wide range of housing styles, sizes, prices and views with limited turn-over (1632 homes total in multiple Villages with a Mediterranean theme – red tile roofs and white stucco walls).There are 17 different models offering 1 or 2-story living in both detached and attached (all twin-homes) styles. Homes range in size from 921 SF to about 2800 SF.
A private 18-hole golf course (included in the monthly HOA dues which vary and should be verified, but currently are about $448 to $479 depending on property per the MLS) and a 27,000 SF Residents’ Club House are the heart of the resort lifestyle. Ocean Hills offers numerous social clubs and activities, tennis, a solar-heated Junior Olympic swimming pool and spa, bocce ball, and acres of beautifully maintained green space. Some Ocean Hills Country Club homes are directly on the golf course, or offer views of green space; some lucky homeowners have distant ocean views, perhaps 4 miles away.

Current inventory of homes at Ocean Hills Country Club is limited, and some homes go off the market quickly. Here’s a snapshot of current listings and activity since the beginning of this year.
ACTIVE LISTINGS
Inventory is very limited, with only 6 homes - 1 twin home and 5 detached; the twin home is priced at $448,000, with prices for the detached homes ranging from $650,000 to $745,500. These homes offer 2 to 3 bedrooms and 2 or 3 baths depending on model. Average marketing time is 22 days.
PENDING LISTINGS
There are 14 homes that are pending (10 twin homes, 4 detached models), on the market an average of 41 days. These homes are listed between $435,000 and $815,000 (average list price is $634,707); several of the more expensive homes offer golf course views.
SOLD PROPERTIES
Detached homes – 18 have sold in 2017 at an average price of $683,527 (range of $600,000 - $780,000). Marketing time averaged only 15 days. 50% of these homes were cash transactions, and homes sold for an average of 99% of list price with 12 (67%) selling at or above list price. Compared to the same period in 2016, average prices are up 7% but volume of sales is the same.
Attached Homes - 47 homes have sold for an average of $578,307, ranging in price from $445,000 to $795,000. Marketing time averaged 29 days. 43% of the transactions were for cash and homes sold, on average, for 98% of the list price (40% sold at or above asking). Sales volume is about 10% less than for the same period in 2016, but average prices are up by 13%.
The Ocean Hills Country Club housing market is very competitive, with an inventory of only 1.7 months for detached single family homes based on the rate of sales and current listings, BUT only 1 twin home listing.
