East Colorado Springs Market Report-July 2017

July of 2017 was another great month for Real Estate sales in the East Colorado Springs area. East Colorado Springs neighborhoods like Village Seven, Rustic Hills, Old Farm and Villa Loma have become very popular. These areas tend to have mature landscaping and the growth we've seen in the neighboring powers corridor have put this area in proximity to a lot of amenities.

East Colorado Springs has become an excellent alternative for people looking for a central location but can't quite find what they're looking for in downtown Colorado Springs. Although prices in this area have certainly appreciated significantly, they have not kept pace with similar-sized homes in the downtown area.

Looking at the 2017 Year to Date sales, we can see that the volume of sales seems to have evened out over the past couple of months (May-June & July).

The median price has evened out especially when compared to the early spring market where we saw a high of $235,000 back in March.

Year-over-year sales for July are comparable to the last couple of years, and we really see a contrast when we look back to 2010. In 2010 we saw just 49 sales in July, that’s less than 1/2 of what we had in July of 2017.

Moving forward, the east Colorado Springs market should stay very consistent. Values have come back up, and homeowners have equity. The area around it is growing which brings much-needed amenities. This area has become a popular part of town for all the reasons we've mentioned.
