Friends Don't Let Friends See New Builds Without Their Realtor

Here is the east valley of Arizona we have new builds popping up left and right.  So many clients tell me they don't have any intention of doing a new build, but they just want to check out the model homes.  And I don't blame them.  The model homes are beautiful!  However, I make sure to tell them to call me before hand so that I can check them in.

I find that most people have no idea that if they sign in without their Realtor the first time they can no longer use their Realtor for the next 6 months with that builder should they fall in love with the models.  Many of the builders allow us to register our clients over the phone and it is a very easy process.

Last week I was able to help 1st time buyers navigate the new build process.  Here are a few items that came up.  I knew the clients wanted to build a pool down the road.  They had no idea they could move the home lot to maximize their back yard space for a future pool and with this builder at no cost. 

And then they were looking at a lot with a view fence.  I was able to share with them a view fence would then subject them to HOA vigilance in the front and back yard so they could make a more educated decision on their lot choice. 

Once we hammered out what upgrades they did and didn't want we were then able to submit the offer for less than the asking price.

The sales folks for the builders are very nice and usually helpful, but at the end of the day they represent the builder.  Buyers in AZ do not typically pay Realtor fees so it pays to take one with you.
