I have Extra Stuff, Can I Leave It?

Time to MoveSelling a home and preparing for a move requires organization in today’s market.   While preparing for a move, you tend to go through items throughout the home and decide what to keep and what to dispose of.

   

There are times sellers have items they would prefer not to move, and have no need for in their new property.     Would the buyer want these items?     Some sellers put sale tags on certain items within their homes for the buyers to know they no longer need pieces of furniture.



If the buyer does want the furniture, that works, but whatever you do, DO NOT leave your unwanted stuff in the home.    You could get charged to pay the trash company to haul off the large pieces, or take it to the dump.       There is nothing worse than trying to move in and finding items you need to have removed before you can begin your process!



Leaving a home in “broom clean” order is expected, and even better when you fill the nail holes and shampoo the carpet after you remove the furniture.      When you get to closing, and the buyers GUSH about the condition you left the home in, it will definitely make a pleasant closing!   I like to let my Sellers know - leave the home in the same condition YOU would want it when you move in!

I hate when this happens, Sellers should not be allowed to leave their junk behind for someone else to dispose of.  They should also clean the home before they convey it to a new owner, haha.

Brian, I so agree, but homeowners don't always "get the memo", and our buyers are left with crap with deal with, or seriously lean on the listing agent!

Sally, in a couple of the last contracts I wrote, in the additional provisions have written, that all personal property will be removed.   I did this with homes that were filled with crap!

I have another question for you Joan Cox If a buyer wanted to purchase personal property along with the home in CO, do you do the personal property  outside of escrow?

Always amazed me, Joan, when people think it's okay to leave their junk behind for the new homeowner. I listed a home that had been a rental and it cost the owner $1,000 to dispose of all the junk they left behind--two huge trucks from Got Junk were filled up!

I like it when the sellers deal with all that stuff up front and don't leave surprises for the buyers.  I will even volunteer to haul stuff away if it helps them during a stressfull time, since I have a truck.

Agreed Joan!  Broom clean condition is always the best.  I do find it's acceptable to leave a little extra paint for the buyers though in case they need to do some touch up after moving in.

Jim Cheney this happens all the time, and the buyer either brings a check or cash to closing for the Seller.  That works for both parties!

Nina Hollander if that would happen here in Denver, the Seller or listing agent would see the bill.      Generally, if a buyer writes on a property with lots of junk, will definitely have it in the contract or on the inspection objection.

Ryan, I usually say leftover paint, carpet, tile, wood, or anything extra the sellers used in the home of value is OK.
