It is like Taco Tuesday without the taco's. You asked for it, so you got it. Week 3 of things Buyers and Sellers want to know, but no one is talking about. This blog is about Real Estate news, not the news you see on TV. Welcome to my Tuesday blog, "No one wants to talk about it but...."
1. I thought interest rates went up? Why are they still so low? Yes, the fed raised rates a couple of months ago, however... the market determines interest rates. With a slight increase, re-finances stopped and a shortage of listings kept sales down. With a low amount of new mortgage starts, rates came back down. Buyers should know they can still get a rate floating near 4%
2. What is the problem with all the bad pictures in MLS? Buyer after buyer are asking me about why there is no front photo, why only 1 photo, why so dark. No, not on my listings, but those they search for in MLS. It is something I always wonder about. Most often those homes end up unsold and a seler wondering why it did not sell. The answer is for sellers to find a better listing agent, one willing to do what is right and what it takes to list and sell a home.
3. Would you use a Home inspector you have never heard of? My best advice is to use some one who can be recommended from family, friends or co-workers. Most have the knowledge, but the delivery of the report and or findings are just as important. An inspector who is an alarmist, is not helping anyone. We need the facts, we need answers not someone trying to sell repairs for someone they know. We have some very good inspectors here that take the time to explain what they find and what it means.
4. Which web site is correct when giving me a value for my home ? When it comes to online values, they can be off and way off. It is near impossble to get a true value on a home when no one has come to look at it. Placing a value on a home it is an art. A GOOD listing agent can do that, by Looking at homes in your neighborhood within 20 years in age, within 20% in size, similar in condition we can add for things like upgrades, finished basements and yard size. Some agents will give high values just to get your listing.
5. What do you think of a seller who does not want a For sale sign on their lawn? I have a seller who will be listing with me. They do not want their neighbors to know he is selling. I asked why and he said he hates them. Maybe that is why he is moving. Anyway, I told him we want everyone to know the house is for sale. We do not want to hide that fact. Still he says no sign.
The moral of any story is a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
