No Storm Damage? Get Your Home Certified Now!
As the ravages of Hurricane Harvey continue to be unveiled, our prayers continue for the entire area. My heart is proud seeing the courageous attitudes of the people there. The outpouring of volunteers, money, and help is overwhelming.
I have my personal home for sale in the north Houston area as well as my Mother's home. My husband and Mom both rode out the storm and thankfully did not sustain any damages. We are immensely grateful.
Being in this industry through many storms, there are some things that can be done immediately if you were one of the fortunate ones to not sustain any damage. You will need to contact your local licensed Home Inspector and ask if they will do a Storm Certification as soon as possible. This is a basic, visual inspection or with the additional infared inspection that can verify that the home did not take on any water.
In the coming months, this will be VERY IMPORTANT for anyone trying to sell their home. Having this documentation that is dated and signed by a licensed Inspector will be critical. After our last Memorial Day flood, I worked with many clients who were traumatized by the losses they experienced. Their first question in looking at any home was, "has this home flooded before?"
Being pro-active right now as home owners and as real estate agents for the fortunate homeowners is paramount. Also, your home could be the perfect home for them as they wade out of this mess. This documentation will go a long way in providing the future buyer with a bit of confidence.
After contacting one of the inspectors that I have used for many years last night, we discussed what could be done. We both talked through it from the real estate perspective as well as the Inspection side and came up with a great plan. I am sharing his link so others may take advantage of his program.
