WE ESTATE?
My license only says my name on it. Only I know what it took to get it & what I agreed to do & not do. I don't partner up with non-licensed people. Why? We would have two different mind-sets that's why. I am held to high standards of conduct while others can come and go as layman tend to do.
TEAMWORK WORKS

SORRY NOT AT THIS TIME

SELECT CLIENTS
Today, I only work certain segments of Real Estate choosing my clients and circumstances. I only manage property for a select few people mostly as a favor. I have one particular client now that is a nice guy and good to work with but he likes to co-manage. The problem is that he is the problem

I set boundaries in business based on many factors the majority of which has to do with being proactive and preventing problems. Having spent 20 years in the court rooms have taught me how to navigate through them and stay out of them too. While others are learning, I am preventing.
GETTING CHUMMY WITH TENANTS?
My client is learning. He is the classic of the subject. He means well, doesn't know he is doing anything wrong but if something doesn't go right the trail leads to him. For instance, I don't allow verbal agreements but he gets chummy with the tenants and as a result, there are now verbal agreements
THE OWNER SAID?
Whether they are legal or enforceable doesn't matter. They are confusing if in writing I say one thing and verbally the owner says another. I wouldn't blame the tenant if something went wrong and they accused the owner and then me over a clause or an issue. All they would say is "the owner said"...
WHO IS IN CHARGE HERE?
We all know that two people in the same saddle cannot ride well. Kitchens don't want more than one chef either. Marriages operate under some order or they don't work. The nature of every activity, game or business is defined by the rules. There are a rule givers & rule acceptors. Commitment runs the show
WEAK MANAGEMENT
In the event of an issue, there is a rule enforcer. When too many people are allowed to express unwanted or unprofessional opinions, we don't get a better foothold but instead a weak management position. Look toward government as a prime example. Way too many people involved! Simplify works
SELLERS MEAN WELL
On selling Real Estate, I understand the sellers mentality, what drives it and how to service it. One of the worst things a principal can do is to reveal knowingly or not... an issue that doesn't need to be addressed or may injure our market or business plan. Of course Sellers believe it to help not hinder. Not true at all!
EXPENSIVE LESSONS
On buyers, I have seen them pass-up their agents and try to secure terms, or deals thinking they can or argue against what everyone in the business already knows wont work or turn out well. Of course it they get their way & it fails, well hindsight will teach just fine. Its the price for that hindsight that stings
HERE'S THE THING...
Whether it is your doctor, attorney, agent or counselor, if they have been engaged to perform, let them. Ask plenty of questions and work with the hired professional and the results usually come in as projected. Remember, these professional people know the downsides and that is important in anything
YOU PAID TO NOT LEARN
In time, I am sure many of us could figure out some of the law, taxes, Real Estate, medical and a host of other things but who has the time or the inclination? Thus, we outsource or pay for the service. So be it
