It is easy to assume that things in other places are the same as in US. But what if we look beyond United States, and beyond the developed Western countries?

We may see Wild East there…

In my 26 years in the US I have never seen so much news about Russia. Actually not as much about Russia, but about Trump with strong Russian flavor. And I have met quite a few people, who laugh at that flavor, who think this is all fake news by liberal media and democrats.

Is it so? Do we understand Russia?

What if we narrow the scope and as real estate professionals, look at some of issues, which are in some way pertain to unreal Real Estate? So here is a glimpse to one side of Real Estate in Russia.

The fire in Rostov on Don, which erupted at noon August 22, less than 2 weeks ago, consumed 120 structured. 98 of them were residential homes. It happened in an area with a telling name “Говнярка” (Shitplace).

Houses in “Говнярка” were hastily built from Agropyron in the 20s of last century. This scientifically sounding name means clay and grass. Highly flammable stuff. Residents of Говнярка lack minimum standards of residence in the 21st century. No sewer (they have outhouses), no running water…

Located on a slope to the river, it is a challenging spot for real estate development, as to avoid the sewage from spilling into the river, one would need lifts, and this has been too expensive for the City of over 1 Mil residents to handle.

The lots are small, about 1,100 sf (not a building, just a lot), so houses were very close, and it was not a surprise that the fire spread so quickly.

It clearly was arson. Fire started in different places, 2 separate areas were burned out and there is no connection between them, no trace of fire moving from one to another…

In recent times people living there were approached by local Realtors. There were several cases when people refused to sell and within couple of weeks their house would vanish in raging fire. These were single cases, but now 98 houses were burned.

These tiny houses were overcrowded, often time 3-4 generations living there. Overwhelming majority did not have any ownership documents for land on which they built. Many did not have houses in private ownership, because if you do, then you can’t be in line for a modern housing they all dreamed of, and they were waiting for decades and decades hoping one day to get a call from the city… So, now there are a lot of displaced people who legally can’t get much.

Seems like somebody had a plan to put a commercial development on this site.

The fire resonated across Russia. Putin ordered a full investigation, so there is a good chance they will get those involved.

Interestingly, reporters mentioned that out of all bad scenarios for this area this fire was… the best outcome!!! They noted that in this case there was one death of a handicap person, who couldn’t get out. They say similar real estate problems in Moscow and many other areas end up with cleansing the area, resulting in death of resisting people.

So, they are still lucky. Someone spared many deaths by starting the fire in the middle of the day. It could have been so much worse...

Wild East in Real Estate…

P.S. When we hear about Russia in the news and think it is BS, fake media, think again…and yet again...

Because what we know is only a tip of the iceberg…

Because the reality is way more sinister than what we know and think…

Because the only reason we are not shocked is that we are fed crumbles at a time, and we get used to what we should never have gotten used to…

Because the danger is that we do not see the danger, it seeps in, and we accept it…

Hi John - Having lived and worked in other countries, I'm always taken by the assumption that the rights and freedoms we enjoy are common elsewhere. This look into the specifics of a real estate situation is alarming but not surprising - and it happens here too, with less violence but the same result.

Dick Greenberg - this assumption seems to be one of great problems for our foreign policy. We are confident that we know what people want, because this is what we would have wanted... and it is so drn wrong in more situations than not. Thank you for the comment
