Two ears vs One mouth   part 1

There is a reason why it is important that we have two ears and only one mouth and why we should understand that.   Everyone has heard the saying "Listen twice as much as you talk."

As Realtors but also as human beings interacting with our clients and friends it is important to always remember this concept. Yet it is SO easy for us gregarious people to not remember that.

Listening is much more important and involves more than waiting your turn to speak. As you listen it is important to HEAR and understand what they are saying. Hearing may not always be Meeting of ideashearing with the ears but also with the eyes. You need to be able to interpret what people are saying in the correct way and watching and paying close attention helps. How many time have you had a fight with someone because what you thought you heard them say was not what they thought they were communicating?

 

So as we enter into an exchange with anyone: stopping to listen with comprehension and not while we are formulating our response to them is essential to understanding what they are saying. And that ultimately is what leads to our success in everything from clients to friends to family.

We love to interact with people and as a Realtor, I love to educate my clients. Sometimes I leave feeling like I have overwhelmed them with information. It's wanting to make sure they make informed decisions.

Most buying decisions are based upon emotions so while clients want to be informed that is not necessarily how they make their final decision. Because in the end no matter how good things look on paper, emotions are what will make the final decision. How many times do we hear people say "It just feels right."

So as we first meet people we really do need to listen more so we understand what is the driving factor behind them. Not to manipulate but to guide and understand what they want. And this skill comes with experience. Our first meeting or exchange needs that basic criteria such as beds/bath/garage/square footage/ price range is vital but as we walk the path we need to listen and flesh out the other factors that are important to our clients and that takes listening and observing.

 

 

A basic human need is the need to be understood. The best way to understand people is to really listen to them. When people feel that you have really listened to them, you will gain their respect and they will value and give you the credibility to speak. Not to mention they will appreciate you.  And that can lead to repeat business and more referrals.

You are spot on with this one! Love the "two ears one mouth" analogy. I never thought of it this way and you can bet I'm going to quote you one of these days on it!

When we talk, that is what they are thinking. 

Listen first and show you are listening and reply with what they are talking about.

I am learning this the hard way with a current listing.  I had sent an email saying be prepared and when he called the insurance company he told me I had told him to call now.  So should I have said "get ready" instead of "be prepared"?  But can't argue with a client.  Or maybe not even mentioned be prepared.
