My 'main' assistant has been on vacation this week (thankfully out of harm's way - in Chicagoland, in fact) so, my work load has been doubled this week! Lots of wrapping up of paperwork was accomplished this week simply because lots of repair requests, Contract amendments, etc. had to be done and I realized just how much she does for me...and in 1/2 the time too!
This week I had one Contract termination due to agent and seller knowing and willfully concealing critical information (structural) about the property. Thankfully, we had great notes from conversations about the transaction and when presented to the LA, the seller agreed to return all monies spent by the buyer on the property.
I had two great inspections and minimal issues to resolve for either of those clients. Those are always the ones you love - no drama, no real issues and two very happy buyer couples!
One of my favorite lenders complete my buyers' package early and the sellers have agreed to Close earlier this month than originally planned and all puzzle pieces are in place - just the final walk-through and Closing and we're set! Another set of elated buyers - this I LOVE!
One RARITY happened to me this week that has never happened in my career - I had a buyer's appraisal come in low...on NEW CONSTRUCTION! The preferred lender's appraisal review committee deemed it a 'defective appraisal' and a new one immediately re-ordered. The comps definitely supported the purchase price and I was never provided a copy of the appraisal so, I'm not sure what comps the appraiser used. Stay tuned for the outcome on this...
Happy, happy sellers of a lovely home Closed on their home today and will be Closing on their new home next week. They received multiple Offers and wound up with a fantastic buyer who performed inspections and found nothing to request the sellers remedy - the best transaction I've had in a very long time - no issues whatsoever!
Some wonderful friends put together a drive for needed items in Houston and we promoted the Dickens out of this event, which happened today. The turn-out was phenominal and the items are on their way to Houston now! A HUGE thank you to all of my friends, family and clients who donated much-needed items to residents of Houston.
