This is a real estate market activity report for The Knowleton townhome complex.   In this report, I will share information for activity so far in 2017 along with a sales recap for the previous four years.  Statistical information in this report has been gathered from our local multiple listing service(mls) Townhomes With Garages on Wallis Street in Pasadenaand may not include all transactions in the complex.  

 

Both Allendale Park and the Allendale branch of the Pasadena Library are across the street from the complex which is in the popular Madison Heights neighborhood of Pasadena.   The location is close to the Arroyo Seco Parkway(110) as well as both the Foothill(210) and Ventura(134) freeways and multiple Gold Line light rail stations.  It is convenient to Old Pasadena, Paseo Colorado, Pasadena Playhouse District and South Lake Avenue where you will find numerous shopping and dining options along with abundant culture, entertainment and recreation.   

 

The Knowleton consists of 14 multi-level townhomes in four two different buildings and each townhome has its own Wallis Street address.  The complex does not have a pool or spa.  

 

Inside, the townhomes have two bedrooms and one-and-one-half bath with high ceilings, fireplace, sliding glass doors opening to a patio, washer-dryer connections on the bedroom level, skylights within the unit and good storage. There are attached two car garages but there is no direct access from the home into the garage.  The Knowleton was built in 1979.



  • There is currently one townhome available for sale at The Knowleton.  It is an end unit and has approximately 1225 square feet and is offered at $519,000.   There have been two mls-reported sales so far in 2017.  In February, a unit with a remodeled kitchen sold for $538,000(list price $529,000) and in March, the second unit closed for $510,000(list $515,000).    

 

  • In 2016, there was one closed transaction reported.  It was a street facing unit which was originally listed for $538,000 and then reduced to $499,000. It sold for $520,000 in September.   

 

  • There was also one sale reported in 2015.  The unit with an updated kitchen sold for $519,000(list price $529,000) in January.

Traditionally, turnover of residences in this smaller complex has been limited as you might expect.  When units come on the market for sale, it is wise to review more in-depth information than is provided in this intentionally brief report.   Condition, updates(or lack thereof), emotional appeal and timing should all be considered for a homeowner thinking of selling or for a prospective buyer crafting an offer.    And remember, if you’re considering a purchase and a unit is not available in this complex, I keep up to date on what is coming on the market(and sometimes before it hits the market) so I always have some alternatives for you to consider.

I wonder if the Knowleton Townhomes were named in part after the library across the street? It would be really cool to live near a library, well, except in Sacramento because that's where all the homeless hang out.

Hi Michael - From the size of the Knowlton complex, I'd guess that an available unit is a rarity. Interested buyers will need a competitive advantage, and I can't imagine a better one than having your expertise working for them.
