What Is A Bedroom Is Not A Simple Answer

On my radio show a caller was concerned that a large room on the upper level, with it's own bath room, a door and large window was deemed not a bedroom by the seller and the agent.

Why?

  Because there was no closet. But it was advertised as a four bedroom including the room described above.

I will talk about some of the requirements to call a room a bedroom. I'll do that  on the show tomorrow.

Another discovery, when the septic  was checked with the county, found the home was rated for only 3 bedrooms.

This buyer is under contract, wants the house and is asking my advice.

What did I advise?

It's not a simple answer since codes can vary by area. It comes up regularly as a question.

Good morning, Margaret. This bedroom issue can become contentious, as local codes can/do vary. And mls requirements can vary from state code requirements. In NC, it's not always required to have a closet to call it a bedroom, but we don't in MLS unless it does. And if a home is permitted for a specific number of bedrooms for a septic system, it doesn't matter how many more bedrooms the home has, they can't be counted as such.

Margaret,  that will be an interesting discussion for certain. We do not need a closet in my area to constitute a bedroom.  We need a window for egress.

A thought I had is that another topic is how to value add ons to the house. Many believe that if all you do is add AC then it is equal to the normal per SF and that is not the case.

Hi Margaret - You'd think there would be easy agreement on this issue, but not so much. Our MLS allows us to call rooms like this - or even rooms with inadequate escape windows - bedrooms, provided we identify them as "non-conforming". That's probably not the best solution.

Margaret- this seems to be another reminder that real estate is regional!  I vaguely remember in Texas that you needed a closet but that was many many years ago.
