Summerlin is the target area for luxury town homes and condos in Summerlin. They are also seeing an influx of attached homes – making some of these types of residences more affordable.
Homebuilders have been busy – in August and September there were model homes opened for potential homebuyers to look at and over the next six months many more are due to open.
In The Ridges, Toll Brothers is opening models in Fairway Hills in October. These town homes will be priced starting at $680,000 and go to over $1million.
CalAtlantic Homes has town homes starting at $285,000 and go up to the upper $300,000s. CalAtlantic is one of the builder partners in the Nevada Builder Trade-In Program operated by The Smith Team.
William Lyons Homes and Shea Homes are also offering town homes and condos that will be priced in between the two mentioned above – offering something for every type of buyer.
There is a sizable part of the population that are empty-nesters and they are looking for a lock and leave lifestyle. The owners don’t have to worry about maintenance and landscaping. The demand for existing condos and town homes has been going up – in July and in August sales for this segment of the housing market.
Dennis Smith, president of Home Builders Research, stated, “It’s only natural that the town home market would improve. The baby boomers have been a major force of the housing market and for the past two to three years, their downsizing. They have wealth and want products where they have amenities but don’t have to have a lot of upkeep.” This is a wonderful way to own a residence and be able to travel without worries.
Smith also mentioned that the attached home and town home market in Las Vegas has been a strong segment of the market – there are many people that have second and third homes in the Las Vegas Valley.
All Summerlin residents enjoy the amenities offered by the community including – hundreds of parks and open spaces, 150 miles of trails, excellent schools, golf course and the centerpiece of the master-planned Downtown Summerlin – the dining, entertainment and fashion destination in Summerlin.
Bottom Line – For those of you that are thinking of downsizing and want to live in Summerlin this might be a great time to get a newly built town home or condo.
