That's an interesting take, Norma, on the issue of home inspections. Here in NC seller provides a disclosure statement and it is still caveat emptor... it's up to the buyer to do their due diligence. If they fail to do so and the seller can't be shown to have hidden anything material, it's the buyer's look out.

When the market was in a frenzy earlier this year,  many sellers were doing pre-list home inspections so it would be available to buyers immediately to help expedite the sale.  But most often the Buyer will hire the inspector to conduct a home inspection.  There was a form available for use SPIS - Seller Property Information Statement, but we stopped using it... The seller answers questions abou ttheir home, but if a deficienty shows up after the seller moves in, it is very difficult to prove whether or not they were aware of any problems in the home before they sold it... It was essentially a worthless exercise.  A home inspection is always the way to go!
