Market times continue to be low, as does the month's supply of inventory. As we were noting last month this neighborhood is still very much in a seller's market. There was a small spike in listings in the $500-600k range, but the two homes that sold in that price range had an average sales time of only 7 days. We expect this market will continue at this pace through the end of the year. The median sales price for condos was $480,000.

Price Range: $800,000+

Housing Type: Townhome

A few more listings have come to the market, giving buyers a small choice. However, it's not nearly enough to change the market. Townhomes are still selling at a very quick pace, so buyers need to be ready to make an offer as soon as they see the home of their dreams. The median sales price for townhomes was $930,000.  

Price Range: $400,000-$800,000

Price Range: $800,000+

Housing Type: Single Family

There haven't been many changes among the single family homes. While these homes tend to take a little longer to sell than the condos and townhomes most of the homes that closed sold in under 100 days. In fact, half of them sold in less than a month. So, these homes can sell fast. Seller's need to be aggressive in their pricing and marketing strategy to reach the most potential buyers. The median sales price for single family homes was $1,659,166.
