I made an offer on a home - the seller never answered me - what should do? This was a question asked this summer by a caller who saw my Active Rain Blog. It has been a couple of months. At the time, they did not have a buyer agent. The home was a FSBO, the seller was selling it themselves. The buyer asked if I could call and arrange a showing and write an offer. The buyer though, did not want a full time buyer broker. I made a call to the seller, the seller hung up on me.
3 Months later - The seller still had not sold their home. Out of the blue an email from Mrs. Seller. Fall is here, she knows it is busy and also knows winter will be here soon and home sales really slow. In Mr. Sellers haste to save money, they lost their dream home, they reduced their price way below market value and are getting offers way under what the original buyer offered 3 months ago. Would I list it? I can and I did. We put it on the market higher then they were asking and built in some wiggle room.
3 months later, the buyer, still has not bought a home. They still do not have a buyer broker and Mr. Buyer does not want one, he can do it better. As fate would have it, they saw my sign within the hour I put it up. They called, I showed them again. They want to offer full price. A quick check with a local and trusted loan officer and the offer is accepted.
There is one happy seller. (Even Mr. Seller is smiling, and he does not smile). The buyer, they got their dream home, they handeled their own sale, paid full price no negotiation on inspection items and the home appraised just fine.
NOW, THE ANSWER would be that every offer should be in writing,it should be accompanied by a pre approval letter. In some cases it should be the buyers best offer, as they may not get a second chance to make another.
There is a difference from agent to agent. That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
