How can a home be for sale for 6 months in this market and not sell. With a shortage of homes in many neighborhoods in the Manchester NH area, our new listings often sell within a week or 2, if not days. The phone rang, it is a home seller. They listed with another company but since has expired. Their home is one that did not sell. They do not understand why. I showed their home a couple of months back and my buyer even made an offer.
So I can guess why their home did not sell. The listing agent never responded when I sent an offer. No call back from my message that I even sent the offer. A few days later when they answered their phone, the listing agent told me the seller was not accepting any offers under full price or with any contingencies.
Now this is an owner occupied home. Located in a very desired area of 10 year old homes. It needed some updating with paint and carpets and was priced at the higher end of the spectrum.
I met the seller, toured the home again. I looked in their eye and asked why they would not look at any offers. They looked puzzled. The said the other agent told them the should only look at full price offers so they agreed. They said they really did not know what a contingency was, but when that agent said they were bad, they agreed they should not take any offers with them.
I said hold the phone, time out and started from scratch how the home buying and selling process really works. A seller should WANT offers. Offers start the selling process. It is common for a buyer to have a home inspection. That is why we walk through the home when we list it to make sure it will pass.
Chances are a buyer is going to get a mortgage, which is why we demand at least a pre qualification but really want a pre approval from a local and trusted bank. They were in awe. They said they wasted 6 months which i concur. SO lets try this the right way they said.
There is a difference from agent to agent. That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
