  Sometimes you interact with different agents...sometimes they are new to the business....and sometimes they just don't Policereally have the education/experience for the area in which you met them.  You have to wonder since none of the "agencies" in our experience patrol the real estate landscape...though we are required to pay dues to all of them....what is they really monitored the industry ?  Instead of spending thousands of dollars on slick over sized colored mailers telling you who to vote for and why...what if they really worked at improving the image of real estate agents by actually monitoring the industry ? Mouse

     I have always wanted to be the "mouse in the corner" when an agent lists a house for far more than the market commands no matter how many miles you travel.

    upside down house How DID that agent convince the distressed Seller to list a short sale without training or experience ? 

    Hmmm...that luxury listing that has very few pictures....best they are not trained by the institute or maybe not equipped to spend the money to put a property in an upper price range in the best possible "light"....so that the eye CAN buy.  Do you know what price a luxury listing IS in your market ?  What may be "Luxurious" for the area is not necessarily a Luxury property.Luxury home

       Then there is the ever scary....or should be to agents without training in this area...Commercial listing...YICKS !  Did you know that practicing this area without this education has one of the greatest liabilities in the industry ? It doesn't macommercial real estatetter if it's Uncle Henry's gas station (can you say phase 1 and 2 ?) or Aunt Ethel's Beauty Salon...or that multi story vacant building....if you have no CCIM training, no understudying in commercial real estate....refer it out. Shame on the Broker(s) who allow agents to take ANY listing out of their realm of expertise.

      Many agents who refer to designations and certifications in real estate as "alphabet soup" and they don't need to prove anything to anyone by having letters after their name.Alphabet soup It isn't the letters that make the agent...we agree...but it IS the education and experience.  Don't your clients deserve 

     Maybe I am having a "Martin Luther King Moment"...IF I had a Dream.....agents would only practice in their areas of expertise and Brokers who allowed other practices would be fined heavily and displayed publicly.
