I am of the view that there is no business like earned business. While it is hard to secure clients when you first start out it is more important than ever to work hard to find them yourself. It goes to my fundamental beliefs that anything worth having is worth earning on your own. There are many ways to get business but they all require ongoing commitment to hard work and persistence.

Investing in yourself is the basis for all that is good and valuable in creating a client. You can't buy happiness and you can't buy real business: you need to deserve it.

And so rather than being suckered into paying for something you can't quantify, try knocking on doors, talking to everyone you know about what you do, watch a successful agent work and try different things than anyone you know. It is imperative to treat your vocation as a full time job and not wait around for the phone to ring or your broker to throw you a bone. Talk to FSBO's, most of whom list eventually, and never ever rely upon others for your livelihood. That's my tip for today.

And what a great tip it is, Sheila! My partner & I have been doing lots of prospecting (like doorknocking) even though we have a listing coming up. People often prefer to know who they're working with, so by you coming to them first, it ups your chances of them calling you when they're ready to sell!

A few years ago, a new home builder here in the Greater Sacramento region, gathered several agents together for a session of calling folks that was on a lead generation sheet they had paid for.  Right then and there I learned how useless paying for lead generation can be.  Some who were called had bought homes as much as 10 months prior.  So, we learned the leads were old.   I would estimate that out of about 24 agents calling for a total of 3 hours, we actually experienced 3 or 4 real prospects.

I agree as well, Sheila. Sitting around waiting for the phone to ring is a sure way to be out of the business in a few weeks time.

And a good tip it is, Sheila! I can't tell you how often I hear from agents (new and not so new) who complain that their brokerages aren't providing them leads... I keep trying to tell them that this is their job to develop leads and that anything they get from their company should be considered a bonus and not a right.

Sheila, there's nothing better than referrals and they're a key ingredient to a long term successful business. Real estate it about relationships and if an agent isn't willing to cultivate them they're going to have problems. Great advice in your post.

the conversion rate for on line leads like Zillow is 1-2% - that is a lot for $2000 a month!
