Waldo home sales continue to be strong as we head toward the end of the year.  Prices are up, many buyers are paying list price or more than list price!  Here are the Waldo single family home sales stats for August 2017, using the boundaries of State Line to Holmes and Gregory to 85th St:

 

August 2017

Median list price:     $175,000

Median sales price:  $178,000

No. of homes sold:        33

Days on market:             8

 

August 2016

Median list price:      $150,000

Median sales price:   $146,000

No. of homes sold:        46

Days on market:             34

 

The highest sales price last month was $326,000 and the lowest was $115,000.  

Here's a look at the year-to-date comparisons:

 

Jan-Aug 2017

Median list price:       $175,000

Median sales price:    $176,500

No. of homes sold:        270

Days on market:             15

 

Jan-Aug 2016

Median list price:       $164,950

Median sales price:    $163,975

No. of homes sold:         268

Days on market:              21

 

Units sold are on pace with last year; however, homes are selling faster and for more money.  Prices are up 7.6% compared to last year.  Currently there are 23 single family homes for sale in Waldo, with a median price of $163,900.
