Keller Williams launched the KWLS system with the belief that if an agent has a property listed,  any lead that is generated from that listing goes directly to the listing agent.  This belief for Keller Williams' agents is called "My Listing, My Leads".  This idea is carried throughout the company to the local market centers as well.  My market center, Keller Williams Capital Partners, in Worthington, Ohio also distributes all leads generated from sign calls and the internet the same way.  Many agents who come from other brokerages are often pleasantly surprised. 

On May 14th, an article from Inman News announced that Keller Williams Realty International is the newest member of the Zillow Listings Feed Program.  It is said in the article that Keller Williams Realty International will automatically feed listings from over 73,000 agents directly to Zillow on a daily basis.  In keeping with the "My Listings, My Leads" belief all leads generated on the homes that are listed for sale will be directed to the listing agent free of charge. 

Keller Williams Realty International continues to increase the technology available to its agents so they are better able to market their listings and service their clients.  So, I encourage all of my agents to continue to add your listings to the KWLS system and add this value added service to your listing presentation today!

I'm not sure I understand what you mean Jeff?  Are you viewing this benefit to Keller Williams agents as a negative? I feel that as a listing agent, the time, energy, and money you put into effectively marketing a property for your seller should warrant you the right to be able to handle the leads that come in from that listing as you see fit.

Duel agency... so what?  It's dual if any agent in the office works the buyer.  Besides, the listing agent generated the lead and it should be theirs.

That's a great point Joe.  If the lead came in and was distributed to anyone in the brokerage it would be dual agency...and again What is wrong with dual agency?

I'm just glad that Keller Williams recognizes the time and energy put into that listing from the listing agent and sends the lead to where it is deserved.

Zillow listings feed program? Just wondering.. Why do we feed the beasts that want to destroy us? Why do we feed any internet listing company at all? What value do we have if we give away our product to those who then give it away for free. If the real estate business as we know it dissapears to corporate interests, it will be our own fault as we will be the ones who gave it away.

Allison, Sounds like a legitimate plan to me.  If someone does the work to generate a lead it should go to that person.  Who says that listing will actually fit that buyer.  However, the listing agent has put in the effort to identify this cbuyer and should have the opportunity to cultivate the relationship.

I think this is great and reinforces the Keller Williams way that encourages us to self brand and run our own companies. Why not send the leads back to the originating agent?

Dual agency? Im sure every office retains their leads, every company does this.

The approach of all leads going back to the listing agent is nothing new unless your with a brokerage other than Real Living.  Our company has had an "agent centric" philosophy for a long time which our agents are well aware of and how it benefits our agents.

Joyce and Terry that's fantastic!  I'm so glad your company understands, like Keller Williams does, that the agents at our company are not great because they work for a great company, but that Keller Williams is great because of the great agents that partner with us!  The agent centric philosphy is shared by us at Keller Williams, always has...always will!

KW's approach to technology and inteGREATing (I know that's not how it's spelled) it into its agent-centric business model is another reason I love being a part of the KW family.  It's a model the WORKS for me and helps me win business in listing appointments time and time again.  The addition of the Zillow Listings Feed Program will on make it that much better and more valuable to me and my clients!

Thanks Steve...my agents tend to choose other terms like...slave driver!  But regardless they are seeing the results and are quick to thank me for it!

To piggyback on both Steve comments, this is a very real issue in our industry today and one that extends far beyond direct linking back to our agents.   

We brokers/brands are feeding these growing giants (zillow, trulia, etc.) with the 3rd most sought after information on the web - and they are using our data to overcome us.  See my post from this week entitled "who invited these guys to the party," where I explain more and give specific examples.  I represent Real Living and our company has had on again, off again relationships with these syndicators - primarily due to how they use our data.  We too feed these sites.  Due to some of the examples in the linked blog, hopefully it'll open eyes as to why we, today, are at a very real fork in the road with these companies.    

While they do link back to our agents, at least today (which is great), these companies are in the mean time jumping us on Google and other engines.  Additionally, they are starting to charge us to enhance our own listings or advertise on their site to reach buyers they are capturing with our data.   I'm not going to mention names, but if/when you talk to some of the salespeople who represent these syndication companies you'll catch them referring to the listings on their site as "ours," vs. the brokers. 

This issue now extends far beyond weather they link back to us or not.
