Full Service Is My Business Model

ConductorThough many agents offer a menu of services in their businesses, I do not. I am a full service agent and feel like it is a disservice to my clients to withhold any of the my services and the value and benefits they provide to my sellers. I consider myself an orchestrator in charge and keeping the process moving forward for the most positive results.

  • Preparing for the sale: This is vital in reading the client's commitment to getting the home ready and how quickly they want to sell. I evaluate the property and help with determining which repairs and what staging is needed. Many times it takes weeks for a seller to be ready to go on the market.

  • Pricing and market placement: My price evaluation includes analyzing the house in relationship to similar houses, the neighborhood and the overall market. I know what is happening and can share reasons as to why and where I see it moving during the marketing period. 

  • Engaging the seller: A must to getting a property sold is getting the seller on the team. We spend lots of time on this topic and how the seller is an integral part in the sale. We go step by step.

  • Marketing tools: Photos, videos, social media placement, open houses, networking are all part of my marketing approach. No two houses are identical therefore no two marketing plans are exact.

  • Knowledge, negotiating tools: This one is priceless and can only be gained through lots of practice, study and experience. You have to know people and the market to maximize and leverage your negotiation tools.

  • Relationships/strategies: From the very beginning to the closing table, having connections and knowing the go-to people to get the job done is critical. I stress how relationships make the difference whether it is with other agents, lenders, appraisers, repair vendors or title companies. It all is for the benefit of the seller.

The bottom line is that it is me that knows and orchestrates all the instruments to make beautiful music for the seller.

Yes, I agree... have never met a client who didn't want the best possible outcome for themselves.  Like you imply, an incomplete approach (to reduce costs, for example) will likely deliver suboptimal results. 

The "transistor" image in my mind is the tiny, almost unmeasurable, control current provided by your integrated approach, a control current input that can control the white hot flame of a "arc-welder" at the output end, when all the parts work in unison for your client.  No unbroken, complete control current --> no arc-welder.

Oh, if the real estate world were only filled with “Debbies” and they all subscribed to and faithfully followed her definition of what constitutes a “Full Service” Realtor®. The sad fact is most don’t.

For example, I have a daughter living in Dallas who listed her home for $1,200,000 and at a 6% commission. The “Full Service” Realtor® promised the moon but delivered little. There were twenty showings during the 90-day listing. Her Realtor® was present at one. For the other nineteen she had a litany of excuses. There were no “Open Houses” and anemic follow-up. After 90-days the “Full Service” Realtor® was surprised my daughter didn’t roll over and relist for another 90-days. I gave my daughter what I believe are solid questions to ask prospective new “Full Service” Realtor® and she and her husband interviewed several “Full Service” Realtors® before making a decision. After listing with a new “Full Service” Realtor® who immediately held a Broker’s Open House (do you remember those?) the “Full Service” Realtor® had a professional staging person make minor suggestions, paint this room a more neutral color, remove some items here and there etc. which my daughter followed. The Realtor® took the Realtor® cards that had been left at the home and called each and every one for feedback. She discovered that on the backside of the property (0ver 1-acre) there was an old Municipal Sign (about 3’ x 4’) posted that stated a water tower was going to be constructed on the site. The new “Full Service” Realtor® checked into this and found such was no longer the case and the sign was removed. When the new “Full Service” Realtor® called other Realtors® more than one confessed that this sign had “spooked” their clients. Also, when showings were made and cancelled or “No shows” the new Realtor® followed up to see if a special showing would be convenient. Low and behold, one of the cancelled showings, due to my daughter’s house being # 6 on a list of six homes to see that day, the prospects were too burned out to see her’s. Because of an Open House the prospects did visit and guess what, loved the house and wrote an offer.

Gosh, I wonder why this happened? The new “Full Service” Realtor® undoubtedly would agree with Debbie what represents “Full Service”.

The point is we are to put the needs of the consumer first. To provide a menu of services is to encourage the consumer to settle for less which is most likely to their detriment.

Very few Realtors® know anything about 1031 Exchanging. I know because that’s what I do, teach Realtors® about the world of 1031 Exchanging and how to use an IRA to buy real estate.

Every client...every property...every sale is different. There are always little things that must be done differently on each. Two sales rarely fit the same profile and the approach must be tweaked for each. Those that are successful master this...those that do not master this either need to be lucky or prepared to change careers.

I like that you used the term "orchestrates". That's what we do. So many different parts of the transaction and each thing/person does his part. You as the conductor must bring all the parts together for the purpose of achieving a single goal. Great post.
