Matthews, NC Housing Market Update

September 2017 home sales in Matthews, North Carolina (28105 zip code) saw home sale prices substantially increasing, days on market decreasing, but closed sales and pending sales staying somewhat flat, more than likely due to lack of inventory.

 

The average sale price of Matthews homes increased by 11.9% to just under $287,500 as compared with  the same period one year ago. 

 

Average days on market for property listings were flat at 32 days. Median days on market were also flat at 10 days in September 2017.

 

Average price per square foot increased by 8.1% to $120/square foot in September 2017 versus the same period in 2016. Pending sales were down 2.0% in September versus the same month last year, partially due to the lack of inventory and partially to the fact that by September many prospective home buyers had already purchased a home in time to move in for the new school year beginning in late August. September closed sales were down 2.0%.

 

During September 2017, the number of showings until pending contract per listing averaged 22 showings (up 4.8% versus last year) while the number of showings per listing averaged 8.7 (down 7.4% compared with September 2016) showings (again more than likely due to lack of inventory).

 

The median percent of original list price that sellers received for their homes was up 0.4% compared with last year at 98.6%, showing virtually no negotiating room for homes in Matthews, North Carolina.

 

New listings increased by 6.7% versus September 2016. Matthew area's months supply of homes increased 9.1% to 2.4 months, but still keeping Matthews very much a seller's market.

 

Without doubt, it continues to be a true seller's market in the 28105 zip code and a very competitive environment for home buyers in Matthews, North Carolina.  With inventory so tight, you might want to check out 10 of the hottest selling Matthews and Mint Hill neighborhoods to watch in 2017.

Hello Nina: Looks like buyers in Matthews, North Carolina, pretty much need to offer list price if they want to buy a house, but that's not so bad. They could be forced to pay tens of thousands more, like those in San Francisco. Your market seems fairly normal compared to the West Coast.

People don't have lots of negotiating room, but we are also not seeing offers gazzilions of dollars over ask or market value. And I've found that when we do, sellers don't take them seriously.

Joan Cox ~ hi Joan... thanks. Matthews is still one of the more affordable areas in Charlotte metro, but prices have gone up. I recently sold a home for clients in the area for which we'd paid $170K three years ago at $240,000. They'd done some nice work in the home to update, but it was still a very good return on their investment and they were happy as we put that profit into a great new home for them.
