The Future is Now!

Green technology and space age designs are currently under construction throughout Manhattan.

High Line 23 or HL23 (shown) is a new green building from Neil M. Denari Architects that is currently under construction in the West Chelsea art gallery district at West 23rd Street and 10th Avenue.

The structure is a 14 floor mixed use of gallery space and condominiums with amazing views of the new High Line elevated park.

The condo will include nine floor-through apartments ranging in size from about 1,850 square feet to 2,600 square feet. Prices range from $2,750,000 to $10,500,000 for the 3700 square foot penthouse duplex unit with a terrace.

LEED certified homes combine systems that together create a holistically green building that is much more than energy savings. Energy, indoor air quality, water consumption, sustainable sites, landscaped roofs all create an envornmentally friendly building.

To receive LEED certificate a building has to earn 26 of 69 points on a scale created by the (LEED) Leadership in Energy and Environmental Design, the country's most popular green benchmark. Certification of silver, gold or platunum can happen up to a year after the building is completed. Green buildings are required to be 14 per cent more efficient than regular building codes dictate.

MITCHELL - What a great resource for people looking for new "green" construction in NYC.  Many people probably aren't even aware that they exist.  It's good to see that builders are taking this into account now.

Mmmmm.  I'm getting an image of what large buildings will look like in the coming years. 

It'will take some getting used to but in terms of the ecology benefits, I'm completely O.K. with it.

Mitchell, what a contrast to what you usually think of in Chelsea!  Like pre-war and a lot of gingerbread.  I'll have to check it out the next time I'm in New York!

Adam, Thanks for stopping by. Many of the new builders are trying for the LEED certificate. There are many people who aren't aware.

Lenn, The Jetsons... They do take some getting used to particulary the floor to ceiling windows. Because the High Line 23 is in the Chelsea art district many of the new buildings in Chelsea look like works of art.

Carole, Yes there are many "green building" but they have different levels silver, gold, platinum depending on how eco friendly they are and the materials used to build them.

Patricia, Yes, What a contrast. My first listing in Chelsea was in a fitzroy brownstone built in 1860. It looks like a gingerbread house, brick wall, fireplace creeky stairs, charming and romantic. Now these new steel and glass buildings are all going up all over West chelsea and Manhattan.

Mitchell  Thanks for the links!  You are a great resource.  I just clicked on the Visionaire link and noticed that the architecture firm is the same that designed the new BOK Center in Tulsa which should be finished in September.  I'll be checking out the other links as well.

Anthony, Thanks for stopping by. I just clicked the link for the new BOK center in Tulsa it has a very similar looking curved curtain wall of glass casement like the Visionaire. I believe the solar panels that recycle the energy are in those bands. The architects Pelli are supposed to be the best in green design.
