It Is Who You Know
Part of the value to my sellers is the relationships I have it established over the years with agents,vendors and those partners that help insure a smoother closing.
Good agent relationships get my listings shown and help when it is a multiple offer situation. Those that I know who do a great job I gladly testify to my seller that past experiences have been good ones. History does repeat itself.
It isn't enough to just get a contract on my listing since that is just the beginning. There are many steps and hurdles to be crossed to get the property closed. Good relationships with lenders allows open communication so I get updates on the buyers and know when paperwork is needed.
There are many home inspectors in our area so I work with them making it easier to access my listings and get the reports and repairs negotiated. When it comes to the appraisers, I used to know all of them. Now many have retired and a new bunch has been added. Because I am a long time agent in the area I am recognized by them as an agent that knows what I am doing. The appraisers work hard to find the value because of my professionalism and they know I have done my research. It isn't often that values come in short. This is a huge benefit to my sellers and I let them know it.
As for repair people, termite companies, etc. I have connections and am willing to share the names when asked. My relatinships with these vendors can move my sellers to the top of the list in priority. That's important when time is of the essence which it usually is.
The title companies in town know I want it done right and on time. This is the final piece in the puzzle to bring the contract to a closing.
Having good relationships makes a difference getting to the closing table and making for a smoother transaction.
