Good Relationships Make for a Smoother Road to the Closing

It Is Who You Know

Part of the value to my sellers is the relationships I have it established over the years with agents, vendors and those partners that help insure a smoother closing.

Good agent relationships get my listings shown and help when it is a multiple offer situation. Those that I know who do a great job I gladly testify to my seller that past experiences have been good ones. History does repeat itself.

It isn't enough to just get a contract on my listing since that is just the beginning. There are many steps and hurdles to be crossed to get the property closed. Good relationships with lenders allows open communication so I get updates on the buyers and know when paperwork is needed.

There are many home inspectors in our area so I work with them making it easier to access my listings and get the reports and repairs negotiated. When it comes to the appraisers, I used to know all of them. Now many have retired and a new bunch has been added. Because I am a long time agent in the area I am recognized by them as an agent that knows what I am doing. The appraisers work hard to find the value because of my professionalism and they know I have done my research. It isn't often that values come in short. This is a huge benefit to my sellers and I let them know it.

As for repair people, termite companies, etc. I have connections and am willing to share the names when asked. My relatinships with these vendors can move my sellers to the top of the list in priority. That's important when time is of the essence which it usually is.

The title companies in town know I want it done right and on time. This is the final piece in the puzzle to bring the contract to a closing.

Having good relationships makes a difference getting to the closing table and making for a smoother transaction.

Without establishing good relationships, a business owner can't be successful.

I remember after joining ActiveRain. You were quick to make good relationships with me and others who joined around that time. You've done so much for all of us here on ActiveRain. I just had to say, thank you.

I'm sure you make great relationships with all your clients and you consistently strive to go above and beyond for the benefit of helping others achieve their goals in home ownership.

Always and forever, may you be successful, happy, and blessed.

There is this one appraiser that I surf with, I always make sure I don't drop in on him surfing. You think he would give me higher appraisals, but no chance, it's all business.

Sometimes having those relationships ... and the trust that is shared ... is the difference between a successful smooth transaction and an unsuccessful bumpy one, Debbie Reynolds.   The importance of experience and sound relationships built during gaining it cannot be understated ... a great message!

Hi Debbie

This is so right on target!! Building and maintaining good relationships with a range of people involved in our business can make such a difference. Knowing who does a good job, and who does not, is part of that, too. And when working with someone new I find it helps to work hard on creating a good working relationship with great communication.

Providing the integrity and service you deserve.

Debbie Reynolds Definitely an advantage to have those good relationships when you're on the buyers side. Much harder when you're on the sellers side and have no control especially over inspectors and lenders. I just cringe when I get a pre- qual letter from a lender that I've never even heard of the company let alone the mortgage person. And don't even get me started on inspectors....

Debbie, you are so right about how relationships are so important in this business! I know when there is another agent with whom I've had a great transaction with before that it gives me a good feeling when they submit an offer on another one of my properties!

I agree.  I have always told my buyers and sellers that my job really begins once an offer is accepted.  We rely on several others to make that happen and surrounding yourself with the best professionals in the business makes everything a lot easier!  Thank you for the post.
