Ok this is the third day on Active Rain! Yahoo! As far as my project is going, its pretty good! I already have a couple of comparbles to my subject property. There not exaclty the same but there pretty close in sqare ft, Bdr. and baths. All in the same area! :) So as far as making my presentation for my client, is bigger better? Should I do the whole visual poster thing? Or is a simple portfolio a better option? Well to all those friendly members of Active Rain that have been giving me some pointers, Thank you! Maria, one size does not fit all. It is generally best to tailor the presentation to the property and the owner. Is the owner an expressive or a driver? (personality traits)

Welcome to AR, it can be a fun and informative place.

As far as your presentation, I think Vickie (above) make a good more. And it's not always about the amount of information, you want enough to be accurate. Providing enough market data to assist them in making an informed decision. I liked your portfolio idea, proving information on yourself and your company, market data (comparables) and home selling tips as an example of a few items. You may be able to contact your title company so see what type of selling aids they may have to help you.

I have a very detailed "Sellers Guide" that I use, it's created with the style of writing to hopefully reach most consumers. Those who only read bulllet points, and others who read every word.
