“What a tangled web we weave when we practice to deceive.” The real estate business has many of these “practitioners.”  Do you know of any? I don’t need to think long and hard about this topic. I’m familiar with a few of these characters.

 

The most important lesson learned, from knowing this type of real estate agent who deceives, is to distance yourself. Agents have an advantage over potential clients.  Potential clients would have neither an inside track nor a knowledge of the reputation of this type of real estate agent, until after they have been hired. This is why the most important task for a homeowner, after interviewing an agent, is to “verify” whatever was in the listing presentation.  As Ronald Reagan so eloquently stated “trust but verify.”

 

Agents in their prime marketplace know who can be trusted and who cannot.  Those who are not trustworthy are always remembered. Their reputation precedes them, and that reputation spreads like wildfire within the brokerage community….and it’s never forgotten!!! 

 

 

Beware homeowners….Beware!!

 

Just another thought for the moment with an unpleasant flashback!!

I only quoted what the architect had on the plan....new construction was easy when it came to verifying details.... there's a builder and an architect.... I never saw the inside of a courtroom, after listing and closing a zillion homes from 40 subdivisions.... the agents in the office always used what the town quoted but it was approximate.... shakey at best....I gave the resales away and they covered open houses....   Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents

The biggest offender here is the practice of giving the seller a much higher listing price than the house will actually sell for.  Yeah, they get the listing but meanwhile  the overpriced house sits and sits and sits on the market.  A hard lesson to learn for the seller.

Those types don't stick around long but there seems to be many more coming out of the schools. Not sure if it will ever be addressed. I gave up law school for the fact we were called crooks and a lot worse. Then I chose real estate and found out it wasn't any different.

I remember one who claimed the Seller should make a certain requested "repair" (actually an enhancement) to avoid "legal liability", and that he had advised all his Sellers to do the same thing.  Double checked with the state association legal hotline - who shared our opinion.  Asked him for the name of the attorney providing such advice to him. Crickets!!

yes, you're right, Gabe.... but we put so much effort into what we do for a living, it's sad when homeowners are deceived.... i.e., an agent taking credit for transactions that are not his; giving information that's false about his experience; and a laundry list of more.... VERIFY...VERIFY...VERIFY...

Oh yes! Those are the ones you hate to see coming or listing when you're representing buyers too, Barbara! I've said to myself many times, "Oh, please don't let this be the one!" when faced with a listing that I think will suit the buyer - I know I've got my work cut out for me when it is though!

and we have one in our area .... everyone knows about this agent except the Broker/Owner who recently hired him!!!  she'll learn soon enough... but sellers need to understand, everything in the listing presentation should be verified.... 


imagine someone saying he has expertise in new construction and he's only sold 6 or 7 houses!!!  never had a subdivision....

I see it all the time - agents sharing online how much business they do and sadly, they dup everyone but, the agents & brokers who are in-the-know. Then, we're stuck in a position that you can't really 'call out' these agents publicly. 

You'd think a broker/owner would be smart enough to verify, for sure, Barbara!

Hi Barbara Todaro - wonderful activity on this post! I prefer to use the term "guarded".  All agents I deal with especially ones I don't know I keep a guarded position. Actually, once you know you are dealing with someone you can't trust, you should never be buffaloed by them because you know their game plan.
